Overview:
We are seeking a skilled and experienced Assistant Project Manager to join our team. The Residential Assistant Project Manager will be responsible for key construction management duties required to build roughly 350 residential units on a TCG project located in Port Orchard, WA. Construction will consist of single-family residential houses and DADUs. Construction type will be residential in nature with some commercial components.

Responsibilities:
Pre-Construction and Project Planning

• Support PM with permit submittal packages for all vertical components of the project, applying for permits, and ultimately procuring permits.
• Support PM with project bidding and buyout.
• Support PM in developing quality assurance program.
• Support PM in site set up in prep for start of construction.

General Construction Management Duties

• Quality assurance management. Inclusive of prepping buildings for subcontractors, building completion punch list creation and management, and trade QC checklist creation and management.
• Manage required inspections with governing municipality. Inclusive of the scheduling inspections, walking buildings with inspectors, and managing required corrections in a timely manner.
• Support PM with project scheduling, such as scheduling utility hook ups, scheduling material deliveries, confirming subcontractor schedules, and 24hr – 2 Week schedule reviews with PM
• Support PM with material procurement and other construction activities.
• Site security, safety, and cleanliness.
• Labor Management for on-site labor
• Drive project start up processes with local municipalities and governing bodies. Includes permit issuance, pre-construction meetings, document submittals, etc.
• Drive project close out processes with local municipalities and governing bodies. Includes final inspection punch lists, as-built processes, bond transitions and removals, etc.

Requirements:
- Proven experience as a Assistant Project Manager or similar role
- Strong knowledge of construction management principles and practices
- Ability to read and interpret construction drawings
- Excellent time management skills with the ability to prioritize tasks effectively
- Strong communication and interpersonal skills for effective collaboration with various stakeholders
- Familiarity with project scheduling software (e.g., Smartsheet) is a plus
- Bachelor's degree in Construction Management or related field is preferred

Pay: $70,000.00 - $85,000.00 per year
