The Cordillera Group is Hiring a Commercial Project Manager Near Port Orchard, WA

Job Overview:
We are seeking a highly skilled and experienced Commercial Project Manager specific to our project in Port Orchard, WA at McCormick Villages. The McCormick Villages Commercial Project Manager will be responsible for the pre-construction and construction management duties associated with building 30,000 square feet of commercial space spread across 11 buildings. This includes coordinating with clients, architects, engineers, subcontractors, and other stakeholders to ensure successful project completion. McCormick Villages is located in the McCormick master plan community in Port Orchard, WA. Construction will consist of single level commercial buildings from 2500-5000 sf. Construction type will include a combination of both residential and commercial disciplines. The ideal candidate will have a strong background in construction management and possess excellent leadership and communication skills.

Responsibilities:
Pre-Construction and Project Planning

  • Manage consultant team to take current schematic drawings for residential and commercial buildings through the CD process. Review plans for VE opportunities.
  • Assemble permit submittal packages for all vertical components of the project, apply for permits, and ultimately procure permits.
  • Work with Residential PM to expand a list of sub-contractors and suppliers that can serve the project. Subbase will need to be predominantly based in South Sound/Kitsap County.
  • Work with exec team to develop features and specs for each product type
  • Bid project via developed sub-contractor and supplier list.
  • Develop detailed vertical construction budgets for each plan type.
  • Development a pre-project schedule and maintain forecasted construction schedules throughout planning phase.
  • Coordinate expected field work with other Project Managers at the site
  • Provide support to the Commercial leasing team throughout leasing process. This may include updating landlord work letters, reviewing construction scope in leases, and generally answering construction and schedule related questions for potential tenants throughout the lease process.

General Construction Management Duties

  • Responsible for developing schedules and managing and/or delegating all components of vertical construction scheduling.. This includes CPM scheduling at the individual building level and at the rolled-up commercial level.
  • Monthly OAC meeting and meeting prep with Exec team to review schedules, budgets and or obstacles.
  • Function as primary point of contact for all commercial construction.
  • Drive project start up processes with local municipalities and governing bodies. Includes permit issuance, pre-construction meetings, document submittals, etc.
  • Drive project close out processes with local municipalities and governing bodies. Includes final inspection punch lists, as-built processes, bond transitions and removals, etc.
  • Implement and manage any appropriate systems and/or system upgrades to “McCormick Management Playbook.” Includes integrating the McCormick Village Vertical project into the McCormick Master Plan existing structure and systems where necessary.
  • Monthly invoice review and approval.
  • Monthly budget management. Includes updating, reviewing, and prepping for monthly budget reviews.
  • Contract negotiation and management.
  • Material procurement and delivery.
  • Quality assurance through building prep for subcontractors, trade walks, checklists, and punchlists.

Skills:
- Strong knowledge of commercial construction processes and techniques
- Proficiency in construction management software (e.g., Smartsheet, Bluebeam Revu, Microsoft Suite)
- Experience with project scheduling and coordination
- Familiarity with Civil 3D software for design purposes
- Excellent organizational and time management skills
- Strong attention to detail and problem-solving abilities
- Effective communication and interpersonal skills
- Ability to work well under pressure and meet deadlines

Location: Port Orchard, WA with some in Kirkland, WA
