The Breeden Company is Hiring an ESTIMATOR (Richmond, VA) Near Richmond, VA

I. Purpose of the Job

The Estimator shall be able to manage the estimating process for all aspects of multi-family projects as instructed by the Preconstruction Manager.

II. Primary Duties and Responsibilities

The Estimator shall report to the PRECONSTRUCTION MANAGER and shall be responsible for managing those elements of the estimating process assigned to them for multiple projects simultaneously which may generally include due diligence, feasibility, programming, financial modeling, design, and preconstruction. Specific duties will include:

  • Generate cost estimates for multi-family projects during all phases of the design/bidding process.
  • Attend coordination meetings with Owners and Design Teams as required.
  • Manage incoming documentation from project Ownership and Design Teams.
  • Prepare bid invitations to be sent to trade partners using bid management application.
  • Evaluate bids and bids scope to confirm completeness of scope and compliance with the bid documents.
  • Follow up with subcontractor market via phone and email in order to drive bid coverage.
  • Solicit and procure subcontractor bids.
  • Develop trade scopes of work.
  • Manage, organize and respond to subcontractor RFIs.
  • Develop in-depth project budgets.
  • Attend pre-bid meetings as needed.
  • Generate project take-offs using on screen takeoff software (PlanSwift or Autodesk Takeoff experience preferred).
  • Lead project turnover from preconstruction department to production teams.
  • Lead project buyout for major trade and long lead time scope items.
  • Support project teams during procurement of subcontracts and vendors as needed.
  • Develop and maintain positive subcontractor relationships.

III. Supervisory Responsibilities

The Estimator will not have any supervisory responsibilities.

IV. Knowledge and Skills

  • Knowledge and experience estimating large commercial and/or multifamily projects is preferred. Project sizes range from $10 million to $50 million.
  • Base knowledge of estimating best practices, writing scopes of work, takeoff and budgeting.
  • Possess a positive attitude with a willingness to learn and adapt.
  • Must be able to work efficiently in a fast-paced, multi-task environment with competing priorities and multiple projects.
  • Ability to analyze and compare project documents, with special attention paid to design changes that impact project cost, identification of missing information in project documents, as well as communicate these changes and gaps to the design teams.
  • Exceptional computer skills in Excel, good working knowledge of Word, Outlook, and other industry related estimating, project management and scheduling software.
  • Detail and deadline oriented with excellent interpersonal skills.
  • Ability to work independently as well as in a team environment.
  • Advanced problem-solving skills, organizations skills, solid verbal & written communication skills, excellent relationship building skills, as well as strong leadership and team management skills.
  • Willingness to learn and grow within the organization.

V. Interaction with Other Employees and the Public

Position requires extensive interaction with senior management, co-employees, public officials, design consultants, subcontractors and vendors. The Estimator is expected to work well with others and exhibit a professional and courteous demeanor at all times.

VI. Physical Demands

Position requires minimal physical lifting of construction documents and requires some walking of jobsites.

VII. Other

Position may require local travel to localities and jobsites.
