T. A. Loving Company is Hiring a Project Manager Near Raleigh, NC

Description/Job Summary

Manages one or more Project Superintendents, Assistant Project Managers, and/or Project Engineers. Is responsible for the overall direction, coordination and evaluation of this unit. May also directly supervise one or more non-supervisory employees. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Establishes and enforces job site policies, procedures, and standards of performance within boundaries of company policy. Responsibilities may include training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

Responsibilities/Duties

Plans, directs, and coordinates activities of designated project(s) to ensure that goals and objectives of project are accomplished safely within the prescribed time frame and funding parameters by performing duties personally. In the performance of these functions, it is the Project Manager’s responsibility to protect and promote T. A. Loving Company’s interests in all matters and to do what is reasonably necessary to discharge his/her duties which include, but are not necessarily limited to:
  • Ensures proper project documentation and records are kept by performing those function personally or through the actions of direct reports.
  • Responsible for establishing a budget based on the information provided in the estimate provided by the estimator.
  • Manages procurement process, including labor, equipment, and the issuance of material purchase orders, and subcontracts.
  • Resolves major schedule conflicts to avoid delay, disruption, and profit loss.
  • Anticipates risks and communicates same with Project Executive, Owner, and design professionals as appropriate.
  • Reviews and has final approval over vendor application(s) for payment.
  • Assists and/or leads assigned preconstruction activities for assigned project or pursuits - including budgeting, logistics 
  • studies, constructability reviews, subcontractor prequalification, etc.
  • Periodically (no less than monthly) updates the project budget.
  • Completes the Monthly Project Report (MPR) indicating gains and losses in projected profits.
  • Represents T. A. Loving Company in OAC and other project meetings. 
  • Prepare applications for payment and track to ensure timely receipt of payment.
  • Establishes work plan and staffing requirements for each phase of project. Arranges for recruitment or assignment of project personnel through Division Manager.
  • Confers with project team (including Subcontractors) to outline work plan and to assign duties, responsibilities and scope of authority.
  • Manages project submittal and RFI process(s) either personally or with the assistance of an Assistant Project Manager or Project Engineer to ensure timely decision making and information sharing.
  • In conjunction with the Project Superintendent, and with assistance from the Project Scheduler, creates and updates the project schedule. Reviews status reports prepared by project personnel and modifies schedules or plans as required.
  • Ensures short-term scheduling of activities is completed and adhered to.
  • Monitors performance of T. A. Loving personnel and subcontractors to ensure work is completed in compliance with the contract documents. 
  • Anticipates and solves problems. Confers with project personnel to provide technical advice to solve problems.
  • Assist the Business Development Director with marketing efforts and project pursuits.
  • Prepare agenda for and lead Project Plan Presentations and Post-Mortem Meetings.
  • Create and maintain relationships with subcontractors and material suppliers.
  • Create and maintain relationships with clients and design professionals.
  • Coordinates with Business development opportunities to build client relationships.
  • Coordinates team building opportunities for personnel on assigned projects.
  • Create a learning environment for Assistant Superintendents, Assistant Project Managers, Project Engineers, and Project Coordinators.
  • Other duties as assigned by Division Manager.

Required Qualifications

Education/Experience: Four-year college degree in related field preferred and (6) to (10) years industry experience or equivalent combination of education and experience.
Licensing/Certification: Must maintain a valid driver license and good driving record. OSHA Training courses as required by the company safety procedures.
