Real Estate Manager

The Real Estate Manager will manage the real estate process from site identification through the execution of a lease within an assigned geographical territory. The ideal candidate has experience in locating retail lease opportunities in a variety of markets, lease agreement negotiation, and small pad development sites as well as a strong understanding of the entitlement process. This position will report to our VP of Real Estate and requires up to 30% travel.

Duties and Responsibilities:

  • Develops excellent working relationships with real estate brokers in each of his/her assigned markets
  • Works with Real Estate team to perform market analysis and prioritize target markets
  • Provides expert recommendations and guides overall Brands' development strategies
  • Performs detailed site analysis and utilizes real estate analytics tools for all perspective sites in relation to real estate feasibility and in relation to Brand-specific attributes
  • Drives all lease negotiations in conjunction with in-house counsel and ensures executed lease aligns with outlined parameters
  • Negotiates Letter of Intents (LOIs)
  • Utilizes real estate analytics tools
  • Prepares detailed site presentations and presents findings to the Real Estate Committee
  • Acts as the primary contact for and maintains regular email and verbal communication with each franchise owner
  • Coordinates with the Architect and Construction Project Manager to understand the site layout feasibility

Qualifications:

Our ideal candidate will possess a mix of the following skills and competencies:

  • 3 years of commercial real estate experience on the tenant/user side
  • Experience in locating real estate development and lease opportunities
  • Experience working within a franchise environment is preferred
  • Experience in growing retail/ service brands in various regions
  • Understanding of the entitlement process
  • Experience working with a small pad and raw development sites
  • Extensive lease negotiation and purchase experience
  • Extensive experience working in multi-dimensional teams comprised of internal, franchisees, consultants, brokers, and clients.
  • Proficiency in market analysis software
  • Experience in multi-unit market expansion planning
  • Goal and detail-oriented, self-directed, and collaborative
  • Credible and honest with high integrity
