Job Title: MAINTENANCE TECHNICIAN
Reports To: Community Manager/Administrator
Status: Non-Exempt I.
ESSENTIAL GENERAL RESPONSIBILITIES: The Maintenance Person is responsible for the prompt and efficient performance of all tasks assigned by the Community Manager/Administrator and for continuous self-improvement of skills and expertise. The Maintenance Person is responsible for maintaining the physical condition of the Community from both a preventative and corrective standpoint. A working knowledge of HVAC systems and various appliances, such as stoves, dishwashers, disposals, and refrigerators is required, aswell as familiarity with electricity, plumbing, and carpentry. Il.
ESSENTIAL DUTIES AND RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Essential duties and responsibilities include the following. Other duties may be assigned.
1. Ensuring that residents are provided a clean, well-maintained community. Satisfying service requests promptly (within 24 hours) and efficiently. If unusual circumstances make this impossible, the resident must be notified of the reasons for the delay. If the service request pertains to an emergency situation, the request must be given priority and completed immediately. Performing make-ready tasks in turnover units as needed and knowing current condition of all vacant apartments. Leaving notices in residents’ apartments which state reason for entrance and an explanation of any work performed. Responding to after hour and weekend emergency maintenance calls and assisting in after hour Community functions, if necessary. Observing the condition of any occupied apartments entered and reporting any unusual circumstances to the Community Manager/Administrator. Reporting all damage or needed repairs to the Community Manager/ Administrator. Advising the Community Manager/Administrator of maintenance problems, and implementing programs designed to solve them. Meeting daily with the Community Manager/Administrator and giving daily written reports of work completed, including all service requests and inspection sheets. Attends scheduled staff meetings and training events.
2. Establishing (in conjunction with the Community Manager/Administrator) and executing a regular preventative maintenance schedule for cleaning of furnaces and A/C coils, oiling motors and circulating pumps, changing of filters, checking smoke alarms, replacing light bulbs in public areas. Periodically inspecting all units, buildings and common areas and performing repair work. Supervising and/ or performing the maintenance of exterior lighting, gutters, downspouts, roofs and flashing, walks, laundry facilities, recreation areas, buildings and grounds. Keeping accurate and up to date records regarding preventative maintenance, work orders, apartment refurbishing, annual inspections, inventories, etc. Maintaining a clean, orderly and secure workshop. Supervising and/or performing the policing of the property and dumpster areas weekdays as well as weekends. Picking up any trash observed on the property while performing normal duties. Maintaining equipment in proper condition.
3. Exercising control over maintenance expenditures. Making all purchases in the name of the Community with the approval of the Community Manager/Administrator and/or Regional Property Manager. Informing and making recommendations to the Community Manager/Administrator for the purchase of needed parts, supplies, equipment and services. Maintaining an inventory of frequently used parts and replacement items. Stripping any discarded appliances or equipment of any usable parts.
4. Supervising, implementing and following OSHA safety programs – Hazard Communication Right-To-Know, Personal Protective Equipment, Hazardous Energy Control (Lockout/Tagout). Implementing and maintaining safety and health policy and standards. Assisting in training and educating employees in hazard-free work methods and techniques. Monitoring each area on a daily basis for human, situational and environmental factors that could cause accidents. Investigating all accidents in each area to identify causal factors and implementing corrective action. FORM-5038 Rev. 08/19 Page 2 of 3 Reporting all safety related incidents and emergency situations to the Community Manager/Administrator immediately and preparing the proper reports in a timely manner. Wearing seat belts when driving on Community business and eye and respiratory protection, gloves, back support, etc. as needed. Enforcing the use of proper guards, controls, and work practices. Knowing the location of water, gas, and power turnoffs, clean out traps, fire extinguishers, and hydrants, and telephone numbers of the police, ambulance service, fire department and the power, gas and water companies. Thinking and working safely. Being familiar with all emergency procedures and assisting Community Manager/Administrator during emergencies. Developing good practices of health, safety, hygiene and housekeeping.
5. The Maintenance Person will be responsible for the following duties should no janitorial or grounds services be provided on-site:
-Removing trash from and cleaning the office, laundry room, recreation room and restrooms on a daily basis or as needed.
-Cleaning the laundry room floor and all machines on a daily basis. -Sweeping all public areas, sidewalks and streets weekly, or as needed, and keeping these areas free of trash and debris at all times.
-Policing the dumpster area twice per day and hosing down this area once per week or as needed.
-Keeping the lawn watered as needed. -Fertilizing and seeding the lawn as needed.
-Mowing the grass, raking, weed eating, edging and trimming the shrubs and trees. Must be able to operate all lawn equipment. -Weeding all flower and shrubbery beds as needed. Planting flowers and shrubs as needed.
6. If required for the job, carries out supervisory responsibilities of other maintenance personnel in accordance with the Community’s policies and applicable laws. Responsibilities include interviewing and training employees; planning, assigning, and directing work; assisting in appraising and disciplining employees; addressing complaints and resolving problems.
7. Following all Community policies and procedures and governmental laws and regulations.
IIl. ESSENTIAL JOB REQUIREMENTS: The requirements listed below are representative of the knowledge, skill and/or ability required to perform the essential duties and responsibilities satisfactorily.
1. Ability to conduct themselves both at work and off duty in a manner that does not adversely affect the image of the Community.
2. If required for the job, must have valid driver’s license, proper automobile liability insurance and dependable transportation that is in good operating condition.
3. If required for the job, must live on-site to handle after hour problems/situations and to maintain a presence for the benefit of the Community.
4. Ability to maintain a professional image and attitude in keeping with the objectives of the Community and the residents’ welfare.
5. Ability to respect residents’ privacy and maintain confidentiality of all aspects of Community business.
6. Ability to meet Community attendance requirements (regular and predictable attendance).
7. Ability to work with others. Ability to lead and motivate maintenance personnel subordinates, if any. The ability and willingness to accept and follow the directions of others.
8. Possession of character traits of honesty, dependability, courtesy and cooperativeness.
9. Ability to comply with all governmental laws and regulations, including, but not limited to, fair housing, Section 504 and environmental and safety laws and regulations.
10. Ability to comply with all Community policies and procedures.

12. Possession of self-motivation.
13. Must have own working tools to perform the maintenance duties at the Community, if necessary.
14. EDUCATION and/or EXPERIENCE. One-year certificate from college or technical school; or three to six months related experience and/or training; or acceptable combination of education and experience.
15. LANGUAGE SKILLS. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write work orders, correspondence and other maintenance reports in a legible manner. Ability to speak effectively before groups of employees, residents or contractors.
16. MATHEMATICAL SKILLS. Ability to calculate figures and amounts such as discounts, percentages, etc. Ability to add, subtract, multiply and divide in all units of measure.
17. REASONING ABILITY. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to define problems, collect data, establish facts and draw valid conclusions and solutions. Ability to exercise unimpeded judgement. Ability to deal effectively with all emergency situations.
18. CERTIFICATES, LICENSES, REGISTRATIONS. Refrigeration (CFC) Certification, if required for the job.
19. PHYSICAL DEMANDS. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. While performing the duties of this job, the employee is regularly required to communicate orally with residents, vendors, and other employees; therefore, the ability to speak and hear are required. The employee is required to walk the entire grounds and to climb any steps. The employee must be able to manipulate and operate all tools and equipment needed for the job. The employee must be able to stand continuously, frequently squat, bend to the floor, reach over the shoulder, twist, sit, stand and remain in uncomfortable positions for long periods of time. The employee must be able to detect the smell of smoke or gas. The employee must be able to diagnose equipment through touch. The employee must regularly lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds. If this occurs, the employee is required to wear a back brace. Specific vision abilities required by this job include the ability to see persons and equipment at close distances and up to 100 feet, focus on equipment requiring calibration and repair and to distinguish colors for warning or emergencylights.
20. WORK ENVIRONMENT. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and equipment, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. The employee is frequently exposed to high, precarious places. The employee is regularly exposed to wet and/or humid conditions, extreme cold and heat, and vibration. The noise level in the work environment is sometimes very loud when working with drills and other various equipment. In addition, the Maintenance Person will perform such other duties as may be assigned by the Community Manager/ Administrator and/or Regional Property Manager.
