Cleaner/Maintenance Technician (Part-Time)

Job Summary:

We are seeking a skilled Maintenance Technician to join our team. The ideal candidate will be responsible for maintaining equipment and facilities to ensure smooth operations.

Performs custodial and general facilities maintenance tasks along with semi-skilled trades work involving light construction, maintenance, alterations and repairs of the Crescent Royale Condominium buildings, grounds and facilities. Incumbent should possess mid-level skills involving a combination of general building trades practices and custodial skills while primarily performing the tasks as described below. Position reports to the General Manager or his/her designee.

Responsibilities/Accountabilities:

• Preforms daily grounds custodial work scheduled by the General Manager, this includes cleaning bathrooms, sanitizing fitness center, sweeping walkways, picking up garbage etc.
• Assist other maintenance technician(s) and/or office staff as requested.
• Provide and ensure superior property maintenance and custodial services in accordance with the Association and Rental program policies and requirements.
• Establish and maintain all information for work order finalization, updating and reporting.
• Communicate with owners and staff on any/all maintenance matters relative to the maintenance of Crescent Royale’s Standard of Excellence within units and/or the common areas.
• Log accounting (time & materials) for billable unit maintenance when applicable.
• Assist office employees in ensuring all rules and regulations established by the association are carried out in a courteous, professional and effective manner.
• Adhere to all Crescent Royale policies and procedures and maintain an environment that enhances and promotes a safe and successful environment.
• Maintain a supportive and cordial working relationship with all personnel, service providers, unit owners and guests.
• Notify the manager of any contractor, owner, tenant, guest or employee issues needing attention beyond his/her realm.
• Ensure availability to include weekends, holidays and emergency needs as scheduled by the General Manager.
• Any/all other assigned duties as necessary.

Essential Job Functions:

Performs custodial and semi-skilled general trades work. In addition, may perform and/or assist with the following:

· General carpentry and trades work in the construction, renovation, repair or alteration of buildings, floors, vents, stairways, partitions, doors, windows and screens; partitions and shelving.

· General repairs including hanging, finishing, texturing and painting drywall and other various surfaces. Installs and repairs suspended ceiling systems, doors, door and window hardware and other related facility components and structures.

· Installs signs and sign posts, minor repairs and maintenance to the facilities gates and fences.

· Picks up materials and supplies from local venders/stores as needed.

· Assists with making keys, repairing locks and security system components. Repairs doors, windows and related hardware and components.

ADDITIONAL JOB FUNCTIONS AS DIRECTED AND SCHEDULED

· Must work cooperatively with General Manager and all Crescent Royale staff to ensure operations are being conducted smoothly, effectively, and efficiently.

· Assists other Crescent Royale personnel and/or contracted trade workers as assigned during unit or common element upgrades, alterations and repairs.

· Secure areas on property as assigned.

· Empty trash and clean all pool, restrooms, recreation, fitness and office areas as scheduled and/or directed.

· Check chemical balance, clean and attend to pool and pool area (tables, chairs, BBQ’s) cleaning and straightening as assigned.

· Check and clean all elevators, stairwells, walkways, parking lot, dumpster areas and grounds. Ensure trash chutes are free of trash and correct when necessary.

· Respond to after-hours calls such as lock outs and guest emergencies, notify manager of any situations which require immediate attention.

· Check property lighting and repair or replace as necessary

· Evening check of BBQ area, clean area of debris and shut off fuel tanks (daily). Heavy clean BBQ’s clean out drip pans and ash as necessary.

· General safety and security of grounds at all times

· Maintains a smoke free, drug free environment

· Abides by the Rules & Regulations of the Condominium Association

· Work with the Rental Program staff by providing maintenance tasks as needed

ENTRY KNOWLEDGE, SKILLS, AND ABILITIES:

· Basic knowledge of commonly accepted trade practices such as carpentry, electrical, plumbing, and HVAC.

· General knowledge of multiple trades common terminology, tools, and practices.

· General knowledge of safety procedures and precautions related to janitorial, grounds and general maintenance tasks.

· General knowledge of the use and characteristics of common building materials.

· Skill in the use of a variety of hand and power tools used in common building maintenance work.

EDUCATION AND EXPERIENCE

· Any combination of education and experience equivalent to graduation from high school, with related experience in building maintenance and repair.

SPECIAL REQUIREMENTS

1. Possession of a valid driver's license issued by the state of Florida.

2. Basic custodial experience.

HOURS, SALARY, BENEFITS, & REQUIREMENTS:

The position is hourly with a 25-hour workweek. Typical business hours are Monday – Saturday from 8:30 a.m-5 p.m and Sunday from 10 a.m – 3p.m.. with actual workdays and hours to be determined by the General Manager. This position also requires being on call for after-hour emergencies.
