Position Summary

The Development Coordinator provides project management support for the Single-Family Homes Community Development Team within Southern Land Company. The position is an integral part of the Single-Family team and will be involved in numerous facets of the company to keep production running seamlessly. This position is a key point of contact for Development Managers, Infrastructure and related departments within various communities. This position will report directly to the SVP, Development & Construction.

Essential Functions

  • Responsible for coordination and support for the development team to ensure the successful completion of projects in accordance with the business plan
  • Responsible for records management of all development related documents (Zoning, Platting, Surveys, Approvals etc.) on the shared drive.
  • Assists in preparing various presentations, reports and events as needed
  • Assist project team with plat facilitation
  • Assist project team in tracking various performance and maintenance bonds
  • Coordinate signatures on important documents and distributes to appropriate internal and external stakeholders
  • Assist development team with entitlement, due diligence and permit research
  • Complete consultant and vendor applications on behalf of development team
  • Coordinate with architects, engineers, and various departments within various municipalities completion of applications, maintain project files and coordination with architects, engineers, and various departments within various municipalities
  • Draft Professional Service Agreements (PSA) based on vendors service proposal, determine ownership legal entities, ensure insurance requirements are satisfied, track pursuit cost to date
  • Perform administrative duties as needed including maintaining development files, calendars, coordinate meetings, conference calls, filing, draft correspondence and update reports as needed
  • Code and process development invoices; prepare and process check requests
  • Assist in coordinating key financial analyses, reporting activities and detailed financial proformas for SLC projects
  • Assist with coordination and maintenance of project timelines to insure timely delivery of developments
  • Research, compile, analyze and report on significant operating metrics and market trends for SLC divisions and projects
  • Assist in budget management and updating project proforma for SLC Projects during the execution of the development
  • Coordinate, maintain and manage active calendars for Development Team
  • Maintain meeting agendas and meetings for Development Team
  • Maintain project plans and plan logs for Development Team
  • Maintain all project documentation including transmittals, shop drawings, submittals, RFIs, ASIs, Bulletins, CCDs, Proposal Requests and CORs
  • Coordinate project close-out documents
  • Coordinate arrangements for internal/external meetings, conference calls; disseminate materials for meetings and calls as necessary
  • Coordinate communication and assist with provided needed information for the Development Team with SLC Shared Services including Accounting and People & Culture departments

Knowledge, Skills, and Abilities

  • Knowledgeable about the residential construction industry including construction costs, materials, products, methods and procedures.
  • Must have thorough knowledge of the trades, vendors and equipment needed to complete the job, plus the ability to identify potential opportunities for improvement.
  • Experience with doing and verifying takeoffs and unit cost-based purchasing.
  • Proven organization skills in a high-paced work environment.
  • Must be able to use word processing, e-mail, spreadsheets, database software, creation of reports and database maintenance.
  • Strong working knowledge of Microsoft Office.
  • Ability to keep sensitive information highly confidential.
  • Excellent written and verbal communication skills.
  • Strong interpersonal skills, and the ability to deal professionally with clients, vendors, and co-workers on the phone and in person.
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
  • Ability to work independently and collaboratively, prioritize work and ask for further clarification when necessary.
  • Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.

Required Education and Experience

  • Ability to review, analyze and interpret information as well as trouble-shoot to solve problems.

Preferred Education and Experience

  • 2–4-year degree in Construction or Management
  • Knowledge and/or experience with Real Estate Development and Construction related software
