Role Overview:
The Property Manager will be instrumental in implementing strategies that enhance operational performance, including expense management, resident retention, income generation, and effective collections. This role is critical in ensuring all aspects of property operations are conducted efficiently, compliantly, and to the highest standard.

Key Responsibilities:

  • Develop and implement strategies to achieve excellent operational performance across multiple domains such as expense management, resident services, income optimization, and collections.
  • Oversee all operational aspects of property management including budgeting, scheduling, and execution of rent increases, notices, compliance checks, inspections, and reporting.
  • Enhance and streamline operational processes and frameworks to boost efficiency and effectiveness.
  • Ensure strict compliance with local, state, and federal regulations across all managed properties.
  • Collaborate with and support team managers in evaluating practices, conducting trend analyses, and driving continuous improvement.
  • Conduct performance evaluations, provide training, and offer constructive feedback to team members.
  • Manage regular preventative maintenance and timely resolution of maintenance issues.
  • Handle maintenance emergencies efficiently, including availability for after-hours response as needed.
  • Oversee and approve contracts for repairs and maintenance, ensuring optimal vendor performance.
  • Maintain thorough documentation and reporting of all property-related activities.

Qualifications:

  • Minimum 3 years of experience in property management, with a strong preference for multifamily property expertise.
  • Proficiency with Rent Manager software is advantageous.
  • Background in accounting or finance is highly desirable.
  • Industry-specific certifications and training (e.g., HUD knowledge) are beneficial.
  • Demonstrated leadership capabilities and strong management skills.
  • Proven ability to create detailed financial budgets and understand financial statements.
  • Experience handling sensitive information with utmost confidentiality.
  • Exceptional work ethic, with readiness to work weekends and holidays as needed.
  • Excellent communication, interpersonal skills, and the ability to work effectively with diverse teams.
  • Strong command of Microsoft Office Suite, especially Excel and Word.
  • Capable of setting and achieving goals within tight deadlines.
  • Willingness to travel as required by business needs.
