SLSCO is Hiring a Construction Manager Near Wilmington, NC

The Construction Manager’s, (CM) responsibilities include working closely with internal and external stakeholders to prepare comprehensive action plans detailed with resource requirements, timeframes, and budgets for projects. The CM manages superintendents, customer service managers, and permit coordinators to ensure construction adherence, quality, and safety are performed on all homes within the Housing Division. The CM holds regular weekly builder meetings and consults neighborhood reviews to help ensure compliance is being met in all categories, per company guidelines, and also maintains a proper subcontractor base. The CM shall perform various management tasks: schedule, track, maintain project documentation, troubleshoot, correspond with clients & other contractors, and support project personnel. To succeed in this role, you should have excellent time management and communication skills, as you’ll collaborate with clients, contractors, and internal teams to deliver results on deadlines and within budget.


Responsibilities

  • Ensures timely delivery of building permits prior to lot close.
  • Ensures all preconstruction timelines are maintained to provide the construction team with an on-time start at every lot purchase.
  • Generate and review daily, weekly, monthly, and annual reports reflecting the results of the division builders and assess areas of improvement or focus as needed.
  • Inspects neighborhoods and homes weekly as part of a routine inspection process to ensure cleanliness, quality, safety, and schedule adherence are held to the company’s standards.
  • Weekly meetings with division staff to ensure accurate home closing dates are established and are achieved per the business plan.
  • Trains and develops new team members at onboarding, monthly construction meetings, and on safety and technical training.
  • Ensures a proper subcontractor allocation ensures schedule adherence, quality, and safety.
  • Ensures timely completion of outstanding customer service requests and maintains a high level of customer service satisfaction.


PREREQUISITES

  • Strong written and verbal communication skills
  • Minimum of 3 years prior to management position in the Residential Construction Industry
  • In-depth knowledge of technical construction materials and methods
  • Ability to design & implement new training modules for builders & subcontractors within the division
  • Aptitude to run and review reports and pinpoint areas of need that align with company initiatives
  • Minimum 5 years within the construction industry, preferably production experience in first time home buyer segment
  • Bachelor’s degree or equivalent certification, accreditation, or job experience

Education and Skill Requirements

  • College education in Construction Management is strongly preferred
  • Minimum 5 years experience in residential construction
  • Experience in scattered lot construction is preferred
  • Strong verbal and written communication skills
  • Strong attention to detail
  • Microsoft Office skills, with an ability to become familiar with firm-specific programs and software
  • Ability to meet all assigned deadlines
  • Ability to handle sensitive information with the highest degree of integrity and confidentiality
  • Flexible and able to accommodate changing priorities and directions
  • Ability to work independently as well as in a team environment


Travel

  • This position requires travel as needed, sometimes frequently, including site visits and supporting new business.


Supervisory Responsibility

  • This position has supervisory responsibilities.

Additional Notes:

  • This position will work closely with various vendors, applicants, and stakeholders and be the point of contact for the client.

Physical Demands:

  • Use of manual dexterity, tactile, visual, and audio acuity.
  • Use of repetitive motion, prolonged periods of sitting and standing, and sustained visual and mental applications and demands.
  • Occasional lifting (up to 25 pounds), bending, pulling, and carrying.
  • Quantitative/mathematical ability (addition, subtraction, multiplication, division, standard measurements).
