Position Summary:

Signature Homes Las Vegas, a well-established, privately held homebuilder and real estate company founded in 1978, is hiring for a Residential Construction Superintendent. The Residential Construction Superintendent is under the direction of the Director of Construction & Purchasing; the Residential Construction Superintendent will schedule all facets of new home constructions and/or rehabilitation for single family homes. The Residential Construction Superintendent will have proven experience in residential track home building, is expected to direct employees, subcontractors, material suppliers, inspectors, and foremen in all phases of the construction process to meet/exceed schedule, budget, safety, and quality requirements.

Essential Duties and Responsibilities:

  • Coordinates, directs, and schedules the work of employees, subcontractors, material suppliers, inspectors, and foremen to maximize efficiency.
  • Adheres to established workflow and critical path analysis for each project is being followed.
  • Ensures work on site is performed in accordance with contract documents, company policies, procedures, and specifications.
  • Stays up to date on the basic concepts and methods used by Architectural, Structural Eng. MEP’s and local jurisdiction interpretations of the building codes.
  • Checks quality and completion of all subcontractors’ scope of work.
  • Orders, inspects, and assures accuracy of material deliveries to the job site and assures deliveries in a timely manner.
  • Delegates responsibilities to subordinates and ensures their performance inspection and follow-up.
  • Performs safety meetings with staff and subs and documents attendance and material covered.
  • Makes quick and accurate decisions when necessary.
  • Revises timelines and priorities as necessary.
  • Secures all building materials and tools to ensure that none is lost to theft.
  • Establishes checklist for inspections, quality control and standard operating procedures.
  • Maintains good relationships with subcontractors, employees, material suppliers, inspectors, management company personnel and the public.
  • Protects and enhances public relations and company image.
  • Manages confidential information.
  • Regular and consistent attendance.
  • Other duties as assigned.

Requirements for Education and/or Experience:

  • Valid driver’s license, auto insurance required and maintained throughout employment.
  • Must own/lease reliable, work appropriate transportation.
  • Intermediate computer skills and proficiency with Microsoft Office (Word, Excel, Outlook).
  • Minimum 5 years in residential home building.
  • Prior experience in residential track home construction industry; employed as a superintendent, project manager, general contractor, or similar role within Clark County.
  • Experience with high-volume residential track home building, estimation, writing and evaluating project specifications and scopes of work.

Specialized Knowledge and Experience:

  • Plans - Civil, Architectural, MEP’s, Structural.
  • Working in a fast pace, high-growth company.
  • Building and Construction — Knowledge of codes, building plans, materials, methods, and the tools involved in the construction of residential buildings
  • Administration and Management — Knowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods, and coordination of people and resources.
  • Homeowner orientation, customer service

  • Ability to set and meet schedules and deadlines within all phases of residential track home building.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

  • Ability to communicate effectively in English, both written and verbal

  • Ability to ensure safety and quality control protocols are met

Requires repetitive movement, sitting, writing, face-to-face discussions with individuals or teams, use of electronic mail, telephone conversations, contact with others (face-to-face, by telephone, or otherwise). Requires repeating the same physical activities or mental activities over and over; requires being exact or highly accurate, requires meeting strict deadlines. Requires work with external providers, customers or the public, work with others in a group or team.

While performing the duties of this Job, the employee is frequently required to stand; walk; sit; reach with hands and arms; climb, balance, kneel and crawl. The employee must frequently lift and/or move up to 50 pounds.

Work Environment:

Requires work in both indoor and outdoor environments with moderate to loud noise levels. May require exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, and unpleasant odors. May work in controlled temperature conditions, cold and hot temperatures, or inclement weather conditions. Exposure to chemicals, mechanical and electrical hazards, and hazardous physical substances and fumes. Work environment involves some exposure to hazards or physical risks with require following safety precautions. Requires interaction with individuals in interpreting and enforcing rules, policies, and procedures.
