Join our team as an Assistant Manager, where you’ll play a pivotal role in orchestrating the seamless operation and financial success of our 200 apartment community in Houston’s Willowbrook area. As an integral member of our dynamic team, you will oversee daily operations, including leasing, resident relations, maintenance coordination, and financial management. Your exceptional communication skills will be utilized in interacting with residents, vendors, and team members to ensure exceptional customer service and resident satisfaction. QUALIFICATIONS

  • Leasing and / or property management experience required.
  • Strong customer service, communication, and organizational skills
  • Willing to work flexible hours / days; some weekends required.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook & Teams)
  • Proficient typing skills are required.
  • Experience with property management software such as ResMan, Yardi, Real Page, or Entrata.
  • Valid Driver’s License
  • Detailed oriented and ability to multitask.
  • Ability to make independent decisions and handle emergency situations professionally.
  • Bilingual / fluent in both spoken and written English and Spanish is required.

DUTIES AND RESPONSIBILITIES

Leadership

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily.
  • Must have complete knowledge of Fair Housing Compliance laws or attend Fair Housing Training within the first 90 days of employment.
  • Must have complete knowledge of lease contract, application and other addenda.
  • Must have complete knowledge of company policy and procedures as outlined in the Employee Handbook and Operations Manual.

Financial

  • Establishes and monitors the property budget on a daily basis in accordance with established goals; keeps expenses in line with the budget.
  • Works to achieve maximum performance based upon annual goals to increase revenue and other income.
  • Ensures that all applicable deposits, rents, and other fees and ancillary revenues are collected and deposited.
  • Submits bills to be paid timely. Prepares reports as required.
  • Purchases necessary equipment and supplies for the community.

ADMINISTRATIVE

  • Complete daily financial transactions and tasks, including rent collection, posting payments, preparing bank deposits, generating reports, and processing invoices and payables.
  • Operate property management software accurately by entering required fields.
  • Review resident files and accounting records to identify unpaid fees, communicates with residents regarding outstanding balances, implements collection procedures, and enforces lease agreements to optimize revenue.
  • Manage vendor invoices by reconciling work performed, obtaining approvals, coding charges appropriately, and facilitating communication between vendors, accounting and management.
  • Execute eviction procedures in compliance with company policies, including issuing notices, representing the community in court hearings, and managing eviction proceedings.
  • Facilitate resident move-outs by reviewing lease terms, applying deposit and cancellation fees, and adhering to legal requirements and established procedures.
  • Prioritize resident satisfaction and retention by addressing complaints, questions, and service requests promptly and effectively.
  • Assume on-site leadership responsibilities in the absence of the community manager, delegating tasks, coordinating maintenance activities, and ensuring compliance with company policies and procedures.
  • Assist in resident relationships by conducting tours, answering incoming calls, providing performance updates, and responding to management requests in a professional manner.
  • Plans, executes, and attends social and other community events for residents.
  • Maintain a professional attitude and appearance at all times and maintain work area in a clean and organized manner.

JOB TYPE

Full-time. 40 hours per week, may include some weekends

  • Monday to Friday. 9 AM to 6 PM
  • 1 – 2 Saturdays each month, depending on property performance

PAY BENEFITS

Hourly: starting from $18 per hour commissions!
