Description

JOB TITLE – Maintenance Technician

SCOPE & PURPOSE

Under the daily direction of the Maintenance Supervisor (if applicable) and/or Supervisor, the Maintenance Technician is responsible for the overall maintenance of the physical property. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Supervisor.

Duties & Responsibilities

Duties & responsibilities may include, but not limited to:

  1. Participate in all maintenance projects.
  2. Perform light electrical repairs on items such as fixtures, switches, outlets, etc.
  3. Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
  4. Repair and/or replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, locks, etc.
  5. Painting of the interior and/or exterior of the complex. Painting apartments-spraying, brushing, and rolling. Repair of drywall prior to painting, spackling, and sanding. Removal of wallpaper, if necessary, and replacement of drywall/sheetrock.
  6. Perform carpentry work, such as, but not limited to: fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, installation of cabinets, vanities, trim and moldings, etc.
  7. Assist in custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, removal of bulk trash, as well as other custodial work as assigned.
  8. Assist in grounds work, such as, but not limited to: trash picker, cleaning supplies, rakes, weed eater, edger, leaf blower and/or vacuum, lawn mower, multi-purpose tractor and/or cart, ladder, hedge trimmer, snow blower, ice melt spreader, Ventrac, shovels, forklift, pallet jack, etc.
  9. Repair concrete, masonry, roof, fencing, when required.
  10. Train and/or assist other employees on the overall needs of the property.
  11. Be responsible for inventory and/or tools, and utilization of maintenance materials.
  12. Assist Management in scheduling apartment inspections.
  13. Be responsible for the refurbishing of apartments prior to resident occupancy. Participate and assist in apartment move-in and move-out inspections.
  14. Keep accurate records regarding preventative maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders.
  15. Perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.
  16. Inspect all units, buildings and common areas, performing repairs, and janitorial assistance as required.
  17. Have knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, sprinkler systems, sewer clean-outs, and post map of same.
  18. Inspect storage areas and entrances are locked and maintained, and adequate lighting in those areas is maintained.
  19. Responsible for getting make ready units up for leasing, as per the metric.
  20. Responsible for completing work orders in the time frame, as per the metric.
  21. Service Requests may include, but not limited to: boiler repair and cleaning, range and hood fan repairs, refrigerator/freezer repairs, items that main the property, such as appliances, walls, fixtures, flooring, plumbing, heat calls, electrical (except where a licensed electrician is required), painting, spackling, drywall repair and/or installation and hole patching. Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.
  22. Installation and removal of appliances (refrigerators, ranges, heat pumps, etc.) as needed and assigned.
  23. Property responsibility may include, but not limited to: service requests such as gutter and downspout, exterior siding, alteration of new or existing systems, road sign installation and repair, road line painting, and pot hole patching.
  24. Interior and/or exterior electrical repairs may include, but not limited to: troubleshooting wiring faults, switch and outlet replacement, bulb and fixture replacements, and light and power equipment on the job.
  25. Plumbing repairs may include, but not limited to: repair and cleaning of sewer drain lines, clearing blockages in any drain lines, repair and replacement of any kitchen sink, bath lavatory, bathtub, or toilet, and detection and prompt reporting of gas leaks, as required. (Except where a licensed plumber is required) Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.
  26. Snow removal, shoveling, spreading ice melt and other related duties may require on call assignments, as well as overtime.
  27. Shop responsibilities may include, but not limited to: keeping maintenance shop in a safe, neat and orderly condition; eliminate potential fire hazards as the need arises, maintaining records as to part quantities and keep note of parts’ availabilities due to discontinuation, shortages, or strikes; maintaining records on prices from company-approved vendors as to obtain the best competitive prices on commonly replaced parts; ensuring that the inventory is accurate.
  28. Scheduled through property managers, monitor and work with outside company-approved vendors and coordinate with their schedules.
  29. Meet safety requirements and communicate those requirements to management.
  30. Other duties as assigned except for duties that are prohibited by law based on licensure requirements.

*All maintenance staff is required to respond to every phone call during your scheduled on-call shift no matter what time of day the call is received. In the rare event that there is a catastrophic event, every maintenance technician will be expected to report to the property in order to assist the on-call Maintenance Technician. Some examples of emergency are:

  • No electricity
  • Main line backups
  • Clogged toilets
  • Leaks
  • Fire
  • No heat, and in some cases, no A/C
  • Locked front door
  • Any other life, health or safety issue recognized by Management and/or jurisdictional code requirements.
  • Other emergency calls as assigned
  • Other duties as assigned

Qualifications

  1. On-call schedule required, to include evening, weekend, and/or holiday coverage.
  2. Maintenance experience with multi-family housing, or experience in a related field.
  3. Familiarity with contract work hours, Safety Standards Acts, OSHA, Department of Labor and Licensing, and all applicable federal and state safety standards, is highly desirable.
  4. Some type of formal training or experience in one or more of the following areas:
    • Carpentry
    • Light plumbing work
    • Light electrical work
    • Painting
    • Refurbishing and cleaning
  5. HVAC Certification preferred, but not required.
  6. CFC Universal Certification preferred, but not required.

Physical Demands

  1. Ability to continuously stand or walk.
  2. Ability to bend, squat, climb stairs, and lift frequently.
  3. Ability to lift up to 50 pounds consistently, and up to 75 pounds occasionally.
