Ravinia Communities is Hiring a Maintenance Supervisor Near Chicago, IL

POSITION SUMMARY

The Maintenance Supervisor will ensure the physical and economical condition of the asset are maintained and standards. Maintaining the budgeted plan for operating expenses, capital expenditures and occupancy are the core responsibilities. Support to the service team members and property manager is a daily responsibility.

The highest possible professional standards will be maintained at all times, when performing assigned duties and responsibilities. Your contact with owners, residents, contractors, Ravinia Communities personnel is to be guided by professional standards by having a positive attitude, constructive, supportive, and friendly behavior.

POSITION DUTIES and RESPONSIBILITIES

Conduct all business in accordance with policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to MHC.

  • Lead and develop a team of 3-5 direct reports
  • Provide exemplary service to residents and team members
  • Manage all aspects of property maintenance which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
  • Communicate property maintenance and capital needs to management and ensure maintenance and capital needs are addressed
  • Ensure property is in compliance with operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
  • Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal
  • Perform regular inspections and verify the condition of vacant homes
  • Coordinate with maintenance and make-ready staff to ensure timely home recondition after move-out
  • Ensure Preventative Maintenance Programs are effectively implemented
  • Provide constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificates of insurance. Approve and submit all invoices to the corporate office for payment
  • Ensure that all property personnel operates within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Have thorough knowledge of Fair Housing laws; ensure that all personnel complies with those regulations through constant supervision and review
  • Complying with local ordinances, state, and federal laws, including Fair Housing laws

· Provide exemplary service to residents and team members

· Participate in resident functions. These may be outside of “normal business hours”.

QUALIFICATIONS and EXPERIENCE

· Strong knowledge of building trades, cleaning procedures and maintenance

· Exceptional communication, customer service and people skills

· Customer focused

· Experts on attention to detail and great trouble-shooters

· Self-motivated; Solution-focused

· HVAC certification preferred, intermediate plumbing and electrical skills

· Strong organizational and leadership skills; detail oriented

· Ability to handle multiple tasks at one time

· Practices business etiquette in written and oral communications

· Proficient in reading, writing, and speaking English

· Strong mechanical aptitude

PHYSICAL, EQUIPMENT and ATTENDANCE REQUIREMENT

· Requires the ability to move throughout the property and the ability to climb stairs throughout the day

· Lift and carry up to 45 pounds; occasionally up to 80 lbs with another teammate

  • Push and/or pull (appliances) using appliance dolly up to 300 pounds
  • Bend/stoop, climb stairs, kneel, reach above shoulder height, walk and twist
  • Apartment inspections and community inspections
  • Atypical workspace maneuvering (under sink, in closet access panel, behind machinery, etc.)

· Participate in ice and snow removal/prevention during winter events/storm. Ability to work a flexible schedule including evenings, weekends, 7-days (depending on community needs and seasonality), and on-call shifts (at least one week a month)

· Valid Driver’s license and insurance

· May require the individual to use their own vehicle for various business-related tasks

· Travel: As needed to off-site locations, and as needed support at another property

· Has normal range of vision, hearing and speech

  • A reliable mode of transportation
  • Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
  • Ability to read, write, and speak English.
