This position requires general maintenance experience, handling incoming work requests, daily property inspections of buildings and the grounds. The maintenance tech will report to the property manager any repairs needed and conducts preventive maintenance. Organizational skills and proactive approach to repairs are required. Duties include, but not limited to:

• 40 hours per week plus occasional overtime.
• Performs housekeeping functions including, but not limited to:

• Change pet station bags.
• Pick up trash around the community.
• Leaf blowing all breezeways, garage door areas and clubhouse entrances and the tennis court.
• Post notice on residents doors and/or buildings.
• Replace or repair and paint missing lattice on buildings.
• Check a/c compressor platforms for structural integrity.
• Replace common area lightbulbs and clean globes in breezeways.
• Oversee landscapers weekly.
• Oversee and coordinate with contractors on site for the HOA.
• Coordinate with the trash/recycling company.
• Responsible for keeping inventory of materials, items needed and ordering.
• Oversee fire inspections.
• Keep pool area clean and free of debris.
• Gather large branches for the landscaping company weekly.
• Report any expired tags or potentially abandoned vehicles to the property manager.
