Providence Revolving Fund is Hiring a Construction Manager Near Providence, RI

Background:
The Providence Revolving Fund (PRF), established in 1980, as an independent non-profit corporation, with the mission of preserving historic buildings and places of cultural significance by providing lending and services to promote equitable neighborhood revitalization.

The PRF model focuses on providing investment to neighborhoods where the plurality of the residents are People of Color and/or low-income and where the building stock is historic (over 50 years old).

Position Summary:

We are looking for an Assistant Project Manager to join our Construction Management Team. Our Construction Management Team works with homeowners utilizing specialized home repair, historic preservation, and project management techniques to oversee the planning, design, and construction of a project, from its beginning to its completion; monitors construction of larger multi-family/mixed use projects for which PRF is a lender; and fully manages real estate development projects where PRF is the developer.

Responsibilities:

The Assistant Project Manager will be an active member of the team with their own portfolio of projects

They will work closely with assigned Project Manager to support project goals and objectives including:

  • conducting building assessments with the aim of estimating project costs;
  • Preparing project cost estimates;
  • Providing construction management support for PRF loans, developments, and fee for service clients;
  • Assisting clients with contractor negotiations, contracts, and disputes;
  • Assisting Loan Committees in reviewing applications;
  • Preparing field reports and processing payments to contractors.
  • Providing technical assistance and training;
  • Maintaining project specific contacts including vendors, subcontractors and clients and documenting project related communications
  • Documenting and maintaining meeting minutes, action lists and punch lists, assisting coordination and execution of action items
  • Performing daily job site visits

Professional Qualifications:

  • Minimum 2 years of construction and/ or historic preservation experience, preferably a combination of on-site and construction project support.
  • knowledge of city, state and national codes, regulations and standards
  • Proficiency in MS Office applications including Word, Excel, Outlook and Project.
  • Extremely well organized, able to maintain multiple priorities simultaneously and prioritize own work.
  • Excellent verbal and written communication skills.
  • Positive attitude, with ability to deal effectively with Homeowners/Vendors at all levels.
  • Multi-lingual preferred;
