Property Management in Rockville, Maryland is Hiring an Assistant Commercial Property Manager Near Rockville, MD

Privately held owner of a portfolio of commercial and multifamily residential properties located throughout the Washington, DC region is looking for a seasoned Assistant Commercial Property Manager with a minimum 5 years’ commercial and multi-family residential management experience to join its team.

Job Description:

Position Title: Assistant Commercial Property Manager

Summary

As a member of the property management team, the assistant commercial property works with the senior property manage to oversee all property operations and tenant relations for the management company; and leads a team of site managers and maintenance staff.

Primary duties and responsibilities:

· Work with senior property manager to oversee maintenance programs relating to the interior and exterior condition and appearance of the properties.

· Perform routine property site inspections for maintenance needs, safety hazards, common areas, landscape needs, curb appeal, signage, etc.

· Identify and oversee capital improvement projects including roof replacements, new parking lots, common area upgrades and HVAC system upgrades.

· Coordinate the turn-over of vacant commercial spaces for new and prospective tenants.

· Maintain and bid out as necessary vendor contracts for: HVAC, trash, landscaping, snow removal, cleaning, security, etc.

· Keep an active list of third-party vendors for maintenance and capital improvement projects.

· Ensure all vendor contracts are current with certificates of insurance.

· Handle all property related insurance claims.

· Handle commercial building inspections for tenant occupancy permits.

· Handle residential county building inspections.

· Review, approve or dispute all property management related invoices.

· Ensure fleet of company vehicles are kept in good working order.

Tenant Relations

· Assist senior property manager with handling commercial tenant relations including tenant build outs, parking issues, and maintenance.

· Maintain a thorough understanding of commercial and residential tenant leases and diligently enforce lease provisions.

· Work with on-site managers to handle residential tenant matters.

· Process commercial tenant security deposits.

Leadership

· Supervise all site management and maintenance staff in the repair, renovation, and general upkeep of the properties.

· Develop staffing plans and hire new maintenance and cleaning personnel as needed.

· Create policies and procedures to ensure safety of Property Management staff.

Reporting

· Prepare weekly property status reports to submit to company President.

· Prepare and submit annual regulatory filings including energy benchmarking, fire code reports, and recycling reports.

· Maintain and update as needed property specific as-built drawings and specifications.

Position Requirements

  • Strong knowledge of building systems including, plumbing, electrical, HVAC, general building construction, parking lots, roofs, etc.
  • Demonstrated ability to provide leadership, direction and effectively manage a team.
  • Strong organization skills and attention to detail.
  • Ability to recognize, diagnose and resolve property operational problems.
  • Demonstrated ability to prioritize and problem solve.
  • Strong verbal, written and interpersonal skills.
  • Availability to be on call and respond at off hours to emergency situations.

Computer Skills

  • PC proficiency to include (to include but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.
  • Knowledge of CAD software and MRI or Yardi property management software is a plus.
  • Ability to adapt to new or changing software programs.

Education and Professional Experience

  • Minimum 4-year bachelor’s degree
  • Minimum 3 years relevant commercial and multi-family property management experience at the regional level

Other requirements

· Valid driver’s license

· Ability to climb ladders over 12’ in height.
