Privately held owner of a portfolio of commercial and multifamily residential properties located throughout the Washington, DC region is looking for a seasoned Regional Property Manager with a minimum 5 years’ commercial and multi-fmaily residential management experience to join its team.
Job Description:
Position Title: Regional Property Manager
Summary
As a member of the regional management team, the regional property manager is responsible for overseeing all property operations and tenant relations for the management company; and leads a team of site managers and maintenance staff.
Primary duties and responsibilities:
· Oversee maintenance programs relating to the interior and exterior condition and appearance of the properties.
· Perform routine property site inspections for maintenance needs, safety hazards, common areas, landscape needs, curb appeal, signage, etc.
· Identify and oversee capital improvement projects including roof replacements, new parking lots, common area upgrades and HVAC system upgrades.
· Coordinate the turn-over of vacant commercial spaces for new and prospective tenants.
· Maintain and bid out as necessary vendor contracts for: HVAC, trash, landscaping, snow removal, cleaning, security, etc.
· Keep an active list of third-party vendors for maintenance and capital improvement projects.
· Ensure all vendor contracts are current with certificates of insurance.
· Handle all property related insurance claims.
· Handle commercial building inspections for tenant occupancy permits.
· Handle residential county building inspections.
· Review, approve or dispute all property management related invoices.
· Ensure fleet of company vehicles are kept in good working order.
Tenant Relations
· Manage commercial tenant relations including tenant build outs, parking issues, and maintenance.
· Maintain a thorough understanding of commercial and residential tenant leases and diligently enforce lease provisions.
· Work with on-site managers to handle residential tenant matters.
· Process commercial tenant security deposits.
Leadership
· Supervise all site management and maintenance staff in the repair, renovation, and general upkeep of the properties.
· Develop staffing plans and hire new maintenance and cleaning personnel as needed.
· Create policies and procedures to ensure safety of Property Management staff.
Reporting
· Prepare weekly property status reports to submit to company President.
· Prepare and submit annual regulatory filings including energy benchmarking, fire code reports, and recycling reports.
· Maintain and update as needed property specific as-built drawings and specifications.
