Project Management Advisors is Hiring a Project Director Near Tampa, FL

PMA is seeking a seasoned Residential and Commercial Development focused Project Director in the Tampa marketwith 10 years of relevant experience in the real estate development industry. This critical role will lead and grow our developer and investor client engagements to deliver unparalleled client service in strategic real estate feasibility, planning, entitlements, design and construction of new development assignments. The successful candidate will have a proven track record of leading Residential, Hospitality, Healthcare, and Commercial Development projects throughout the broader South Florida marketplaces.

Education and Experience

  • Bachelor’s degree in Architecture, Engineering, Construction Management, Business Management or a related field
  • 10 years of development and project management experience, with an emphasis in residential development (apartments, condominiums, build-to-rent homes, student housing and senior housing) or commercial development
  • Experience working as an Owner’s Representative or Project Manager representing the fiduciary interests of the real estate developer or investor
  • Experience managing project teams successfully through all phases of the development and construction process.
  • Specific experience is desired in preconstruction activities including strategic site evaluation, feasibility, pro forma, programming, entitlements, and design of new residential and commercial development.
  • Adept at working with remote teams and/or in remote locations, away from a primary office
  • Actively networked within the Tampa local real estate development market, specifically with respect to developers, brokers, land use attorneys, architects, contractors, engineers, and specialty consultants
  • Possess an intimate knowledge of the general marketplace conditions and political environment within Tampa and surrounding area

  • Ability to develop and maintain long-term relationships with clients and other development, design, and construction-related and business professionals
  • Familiarity with residential development design (unit design, and commercial development
  • Keen understanding with local land use policies and trends
  • Curiosity and a passion to follow investment trends with respect to residential development including rental rates, cap rates, land valuations, program changes (unit mix, finishes, and amenities), etc
  • Experience in understanding of project pro formas, including development budgets, operations (revenues, expenses, cash flows) and resulting financial metrics (return on cost, IRR, etc.)
  • Demonstrate skills in managing successful projects and consistently meeting/exceeding client expectations and deadlines
  • Demonstrate knowledge and understanding of project controls, project management, construction documentation and sequencing
  • Possess working knowledge of alternate materials/methods, construction costs, value-engineering techniques and building/occupancy laws and lease requirements
  • Proficiency with Microsoft Office (including Outlook, Word, Excel, PowerPoint and Project) and web-based project management tools (e.g. Bluebeam).
