Poor Handmaids of Jesus Christ is Hiring a Lead Maintenance Technician Near Gary, IN

Job purpose

Ensures the maintenance and upkeep of the building and grounds through routine procedures and special work orders. Providing direct or indirect support to the maintenance function of a facility through the implementation and/or administrative control of a variety of maintenance programs, policies, functions, and objectives. Verifies that maintenance activities are performed within technical specifications, manufacturer's requirements, and/or generally accepted industry practices. Primary expectations for the chosen candidate include a willingness to work as part of a team, a desire to engage in continuous learning, and an understanding of what it means to demonstrate ownership of their role.

Duties and responsibilities

Routine Maintenance and Repair

  • Performs building service or grounds related tasks required for routine cleaning, construction and/or clearing of roads/walkways, and other work of a general maintenance nature.
  • Ensures security of facilities by locking and unlocking doors and/or installing and maintaining various safety components (i.e., fire alarm covers, security screens) as assigned.
  • Assures that all waste, recycling and debris are picked up and removed from building(s).
  • Coordinates picks up and deliver commodities from food banks, making appointments necessary to do so in consultation with Community Services Client Supervisor
  • Picks up donations as requested
  • Delivers furniture and household items to clients with a coworker/volunteer
  • Coordinates the FIFO method with the pole barn/garage with coworkers

Facility Support and Janitorial

  • Performs routine repair work and other work of a general maintenance nature
  • Inspects and assures quality control of all work performed
  • Manages the department to ensure that that facility is clean, tidy at all times
  • Co-supervises the schedules of coworkers responsible for cleaning
  • Coordinates and oversees that coworkers complete daily cleaning check lists
  • Responds quickly and professionally to guest cleanliness concerns

Maintenance Upkeep and Life Cycles

  • Through electronic and other means, orders and maintains adequate inventory of materials and supplies, for maintenance, repair and proper functioning of facilities and all assigned equipment
  • Coordinates space, furniture and equipment tasks (inventory) with facility supervisor/director of operations

Oversight and Long-term Planning

  • Coordinates and oversees in planning room layout and set-ups, including furniture/equipment, and other duties related to special events
  • Coordinates contract services to ensure quality standards are met and contract compliance.
  • As part of this work, ensures that all work meets applicable building code, is done with properly insured businesses, follows the health and safety requirements and that all electrical work is done by a licensed electrician
  • Coordinates and maintains the Annual Preventative Maintenance Program 
  • Collaborates with Facilities Services Supervisor to obtain multiple quotes for significant purchases 
  • Maintains availability to work extended hours and weekends (during emergencies, inclement weather, volunteer activities, etc.) and may need to work extended hours to respond to emergencies and to support emergency management operations

Qualifications

  • Three to five years of Maintenance experience. General knowledge of building trade practices and regulatory requirements applicable to facility operations.
  • Basic high school diploma or GED required
  • Has demonstrated leadership ability position requires good organizational skills, initiative, flexibility and ability to work independently and as part of a team
  • Experience working in a multi-cultural environment for a not-for-profit organization providing direct service to the economically disadvantaged
  • Must be able to think logically, draw valid conclusions and initiate appropriate actions
  • Required to wear back support belt, gloves, goggles and other safety equipment as tasks dictate
  • This position requires a skilled knowledge in the safe use and maintenance common maintenance tools and equipment
  • Traveling may be required to perform assigned tasks; ability to operate a motor vehicle and a truck. Valid driver’s license and auto insurance required

Working conditions

Coworker works in and around buildings and facilities and are exposed to loud noise levels, cold and hot temperatures, inclement weather conditions, road hazards, vibration, confining workspace, chemicals, mechanical and/or electrical hazards, and hazardous physical substances and fumes. Coworker may interact with members of the public or with clients under emotionally stressful conditions while interpreting and enforcing departmental policies and procedures. The coworker is required to wear personal protective equipment under appropriate circumstances. The coworker may occasionally work in high, precarious places, steep slopes and on ladders.

Physical requirements

  • Ability to lift tools, furniture, building materials, etc., which weigh up to 50 lbs. constantly, 50-75 lbs. frequently, and 75-100 lbs. occasionally.
  • Ability to stand or walk for a minimum of 8 hours a day.
  • Ability to work safely from a ladder.
  • Ability to operate a forklift, pallet truck, lawn equipment, and box tuck
  • Physical demands include frequent bending, stooping, and crouching.
