Description

Position purpose

The Director, Real Estate role will drive all active real estate projects including lease renewals, expansions, relocations, refreshes, closures, De Novos, leasing, construction, maintenance, renovation, and licensure and certification for entire real estate portfolio. Director of Real Estate & Facilities will have direct oversight of the Property Management, Lease Administration, and Facility Management functions and third-party contractors.

Responsibilities/Duties/Functions/Tasks:

  • The Director will be responsible to develop and implement real estate best practices, including both day to day and strategic initiatives, that enable greater speed and productivity
  • Build for Scale-Create and implement infrastructure and processes that enable us to scale 120 locations. Introduce processes such as, analyzing data to identify growth opportunities (market date and payor date), setting up automated lease administration, conducting business growth reviews, etc.
  • Drive organic growth by partnering with field leaders to develop multi-year business growth plans, including DeNovos, relocations, expansions, refreshes, renewals, and consolidations.
  • Create economic leverage by actively managing total real estate portfolio to ensure expenses grow less than 1.5% per year by creating efficiencies, finding cost reduction, and strategically renewing & renegotiating leases.
  • Serves as thoughtful leader and point of contact in real estate to support the broader Platinum organization
  • Works with Accounting, Finance, IT, Sales & Operations, and other departments
  • Develops and implements processes and tools to make the real estate function more efficient and that enable speed and quality
  • Collaborates with our Legal team to ensure alignment on matters such as lease renewals, contracts, landlord issues, etc
  • Leads Facility Management, providing guidance and direction to internal staff and external partners
  • Responsible for property database and 3rd party lease administration provider
  • Supports M&A initiatives
  • Collaborates with Operations, Construction, Retail, and other functional groups to develop cross-functional alignment and clear roadblocks
  • Measures and reports on results for the leadership team
  • Identifies, retains, and manages outside vendor relationships (brokers, etc) to support execution of real estate strategies

Qualifications


Qualifications

Education: Bachelor's degree in Business, Real Estate, or related discipline

Experience: 10 years of experience wither working with an internal or outsourced real estate department.

Performance Requirements:

  • Must have strong work ethics
  • Must be well organized and a self-starter
  • Detail oriented, professional attitude, reliable
  • Strong knowledge of commercial leases and lease administration, commercial property/facilities management, and real estate transactions
  • 5 or more years of people and team management required
  • Proficient in Excel and Word, PowerPoint
  • Possess strong organizational and time management skills

Equipment Operated: Standard office equipment including computers, fax machines, copiers, printers, telephones, etc.

Work Environment: Position is in a well-lighted medical office environment. Occasional evening and weekend work.

Physical Requirements: Must possess the manual dexterity to operate office machines including computer and calculator; stooping, bending to handle files and supplies; and mobility to complete errands or deliveries. The employee must occasionally lift or move up to 10 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
