Job Overview:

The Maintenance Supervisor position is responsible for the oversight of the maintenance staff/contractors as well as performing ongoing facility upkeep of the buildings and grounds, ensuring they are safe, clean, sanitary and orderly. Attention should be paid to remaining compliant with all government regulations and contractual obligations of the site. The Maintenance Supervisor shall oversee facility operations in the absence of the Facility Manager.

Responsibilities:

• Oversees the maintenance staff and works with the Facility Manager to ensure that all work orders are being addressed in a timely manner
• Randomly reviews work completed by the maintenance staff to ensure it is completed safely and correctly
• Performs routine and ongoing preventative maintenance to ensure that equipment and machinery continue to run smoothly, building systems operate efficiently and the physical condition of buildings and grounds does not deteriorate
• Completes repairs to the plumbing system, including fixture replacement, parts repair, unclogs, leak investigation
• Completes repairs to the electrical system, including bulb and ballast replacement, outlet troubleshooting
• Completes repairs to walls, including drywall, spackle and paint
• Completes repairs to the ceiling, including replacement of tiles, cutting of tiles, painting/repair as needed
• Completes repairs to the HVAC system, including filter replacement, cleaning and minor air redistribution
• Familiarizes themselves with all building BAS systems
• Completes repairs to flooring, including installation of VCT tiles, cove base and carpet tiles
• Completes repairs to doors, including hinge repairs, door handle repairs, threshold adjustments and latch repairs
• Completes repairs to furniture, including drawer repairs, keyboard tray installations, surface repairs
• Completes repairs to kitchen appliances and other equipment
• Completes furniture moves safely and without damage to the facility
• Completes additional facility repair needs as they arise
• Regularly reviews the HVAC and sprinkler systems to ensure they are functioning properly and all gauges remain within proper ranges
• Assists Facility Manager in monitoring vendors for proper performance
• Assists Facility Manager in monitoring janitorial staff and reporting on any deficiencies
• Assists Facility Manager in the hiring/selection of staff and vendors
• Assists Security Manager in the monitoring and changing of security/access control system
• Works with Facility Manager to determine staffing needs/changes and request for additional vendor support
• Works with Facility Management Leadership to develop an annual operating budget
• Serves as backup when Facility Manager is unavailable
• Ensures that all work areas are safe and secure, preventing students from accessing any materials or equipment that could risk health or safety
• Regularly meets with Facility Manager to review outstanding items and future projects
• Complies with all school policies and procedures, where applicable, including confidentiality and reporting suspected abuse in accordance with policies and procedures
• Complete inspection of all sites quarterly, with annual capital inspection taking place between March and May of each year
• Other duties as assigned

Experience:

• The Maintenance Supervisor should have at least ten (10) years’ experience in facility operations
• The Maintenance Supervisor should have at least five (5) years’ experience in managing maintenance staff
• The Maintenance Supervisor should have at least (3) years’ experience in a medical facility
• The Maintenance Supervisor should have at least (3) years’ experience in an educational facility

Requirements:

• The Maintenance Supervisor should have at minimum a high school degree; additional education/certifications are a plus
• The Maintenance Supervisor must pass all criminal background checks, including FBI and child abuse clearance
• Ability to lift at least 50 pounds
• Ability to climb at least a 12’ A-frame Type IA ladder
• Ability to work under various working conditions; indoor/outdoor, hot/cold; confined spaces
