Job Summary:
As a Regional Property Manager for Pepper Pike Property Management, you will be responsible for overseeing and managing the operational and financial performance of a portfolio of residential properties within a designated region. Your primary focus will be on market-rate housing, ensuring that properties are leased, maintained, and operated at optimal efficiency to maximize revenue and resident satisfaction.
Key Responsibilities:
Portfolio Management:
Oversee a portfolio of market-rate residential properties within the assigned region.
Develop and implement strategic plans to achieve property performance goals, including occupancy rates, revenue targets, and expense control.
Financial Management:
Monitor and analyze property financial performance, including budgeting, forecasting, and variance analysis.
Implement cost-effective strategies to maximize revenue and minimize expenses.
Collaborate with accounting and finance teams to ensure accurate and timely financial reporting.
Leasing and Marketing:
Develop and execute marketing plans to attract and retain tenants for market-rate housing.
Monitor local market trends and competition to adjust pricing and promotional strategies.
Collaborate with leasing teams to achieve and maintain optimal occupancy rates.
Operational Oversight:
Ensure that properties are well-maintained and meet high-quality standards.
Implement and enforce property policies and procedures.
Coordinate with maintenance and facilities teams to address property maintenance issues promptly.
Tenant Relations:
Foster positive relationships with residents to enhance satisfaction and retention.
Address and resolve tenant concerns and complaints in a timely and professional manner.
Regulatory Compliance:
Stay informed about local, state, and federal housing regulations and ensure property compliance.
Collaborate with legal teams to address any compliance issues that may arise.
Team Leadership:
Recruit, train, and supervise property management staff.
Provide leadership, guidance, and support to property managers and other team members.
Reporting:
Prepare regular reports for senior management on property performance, market trends, and key metrics.
Qualifications:
Bachelor's degree in Business, Real Estate Management, or a related field.
Several years of experience in property management, with a focus on market-rate housing.
Strong knowledge of real estate laws, regulations, and market trends.
Excellent financial acumen and experience in budgeting and financial analysis.
Effective leadership and team management skills.
Exceptional communication and interpersonal skills.
