Peninsula Improvement Corp is Hiring a Commercial Property Manager Near Naples, FL

JOB SUMMARY:


The Commercial Property Manager will oversee a diverse portfolio of commercial properties responsible for the day-to-day operations, tenant relations, and financial performance of these properties. This role requires a strong understanding of commercial real estate management, excellent communication skills and a commitment to delivering exceptional service to both tenants and property owners.

SPECIFIC JOB DUTIES & RESPONSIBILITIES:

  • Oversee daily operations and maintenance of commercial properties.
  • Coordinate and supervise maintenance and repair activities.
  • Ensure the properties are well-maintained and comply with all relevant codes and regulations.
  • Develop and maintain positive relationships with tenants, addressing their concerns and inquiries promptly and professionally.
  • Negotiate lease agreements and renewals while maximizing occupancy and rental income.
  • Monitor tenant compliance with lease terms and property rules and regulations.
  • Create and manage property budgets, including revenue and expense forecasting.
  • Collect and review rent payments and enforce lease terms.
  • Implement cost-saving measures and recommend improvements to enhance property performance.
  • Maintain accurate property records and documentation.
  • Prepare monthly and annual financial reports for property owners.
  • Conduct regular property inspections and provide reports on property conditions.
  • Collaborate with vendors, contractors, and service providers.
  • Manage contracts and service agreements to ensure the best value for services.
  • Oversee capital improvement projects as needed.
  • Stay up to date with local and state regulations and ensure property compliance.
  • Manage insurance and risk management programs for the properties.
  • Ability to effectively communicate issues and resolutions to all levels of the organization.
  • Abides by all regulations, polices, work procedures and instructions.Follows all safety rules and makes use of appropriate safety equipment.
  • Participates and attends staff meetings.
  • Performs other duties as assigned.

EQUIPMENT & TOOLS USED: Computer, Printer, Calculator, Photocopier, Telephone, Scanner, Other Office Equipment. Familiarity with programs such as DocuShare, Perceptive Content, Microsoft Word, Excel and Outlook.

ENVIRONMENTAL CONDITIONS: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Employee will be working 90% indoors and 10% outdoors.

JOB SPECIFICATIONS: Education: bachelor’s degree in business, Real Estate, or related field preferred. At least 3 years of experience in commercial property management. Real Estate Brokers License. Knowledge of Community Assoc. Mgmt.-Condo rules & regulations. Tenant/People Relations-Day to day dealings with tenants/Subs & Owners. Lease enforcement-Need to understand the basis of lease enforcement through notice. Strong interpersonal and managerial skills. Ability to Draft Lease Documents-Need to understand the basics of lease preparation. Knowledge of real estate development, construction, lawn maintenance and landscaping. Ability to job cost and budget. Identify problems; develop logical conclusions and effective solutions.
