Essential duties and responsibilities for Building Superintendent/Handyman •The handymanrole is to manage day-to-day building maintenance
•Maintenancethe building in top shape thru maintenance and inspections.
•Responsibleto create and implement proper schedules and checklists for preventativemaintenance.
•Coordinatewith contractors to or repair crews for work that is outsourced.
•Make surethat all work is properly completed on daily basis.
•Complete and update status of all work Ordersthru work order System
•If the workorder cannot be completed, update notes on work order software.
•Maintainsfresh paint on interior of the building.
•Createcompliance check log.
•Maintainsinspection logs for sprinkler systems, fire extinguishers. Elevators, and otherbuilding systems as required by city, state and federal law.
•Conductsregular preventative maintenance on items throughout the interior and exteriorof the building.
•Createlog for the above requirements.
•Performsregular inspections of all common areas.
•Keeps entrances, walkways andstairways clear of ice, snow, and debris
•Be DisasterReady - Take actions to deal with the results of delays, bad weather, oremergencies.
•Inspect vacant units prepare them for rental.
•Obtain anddocument all inspections and ensure quality of work prior to each inspection.
•Maintainjobsite safety, health, and cleanliness
•Verify allwork is done in a good workmanship level.
•Ensureproject documentation and reports are complete.
•Minimum twicea year, the apartment HVAC filters must be cleaned and changed.
•Quarterlymust change common area filters in rooftop.
•Other dutiesas assigned by property manager.
•Maintaininventory of all tools and supplies, prepare purchase order for supplies andtools in a timely manner for approval.
•Reviewcleaning crews work and efficiency.
•MaintainLicenses/certificates and FDNY qualified person required for the building.
•Areresponsible for Answering all emergency calls at your designated location.
•Tools need tobe safe guarded, neat, and organized always
•MUST alwaysclock in and out, even when responding to an emergency
•All Overtimerequests must be reported and approved by building manger writing
•Must leaveyour workstation ready in case another handyman has to come in for emergencies.
RequiredKnowledge, Skills, and Abilities - Must have strong problem-solving skills.
- Has the ability to perform basic repairs in electrical, plumbing, and mechanical systems.
- Has the ability to paint, plaster sheetrock and carpentry work.
- Must have good communication and interpersonal skills.
- Must have superior customer service skills.
- Must be detail oriented and have good scheduling skills.
- Must be proficient at safely using tools associated with the job.
- Has knowledge of building codes and safety standards as set forth by the state and federal governments have a valid S-95 Fire safety Certificate
- Must have a valid driver's license.
- Must be able to lift heavy items.
- Must be able to maneuver in small spaces.
- Must be able to kneel and crouch or climb tall ladders.
WorkEnvironment - Must be able to deal effectively with unruly or unhappy tenants.
- Must be able to work in dirty, hot, cramped and otherwise uncomfortable areas.
- Time will be spent walking all over the property, including up and down stairs.
- Must be willing to work odd hours including nights and weekends.
