SUMMARY

To maintain and/or repair company facilities, equipment, bus shelters and other assets. The incumbent in this class performs under the direct supervision of the Building Maintenance Manager. The incumbent maintains and/or repairs the heating, cooling, and ventilating systems. The incumbent also performs repairs and routine maintenance duties on equipment, tools and other work assigned

ESSENTIAL FUNCTIONS

To be successful in this role, an individual must be able to perform in a satisfactory manner the functions listed below. The company will make reasonable accommodations to enable individuals with disabilities to perform these functions.

  1. Maintaining and repairing ventilation and air conditioning systems and equipment
  2. Oversee installation of new equipment
  3. Identify maintenance risks on equipment
  4. Manages HVAC automation system currently use Metasys
  5. Troubleshoot HVAC failures
  6. Cleaning, adjusting and repairing systems, and performing other preventative maintenance
  7. Maintaining scheduled HVAC preventive maintenance program schedules within established deadlines.
  8. Perform emergency repairs promptly and efficiently
  9. Keep daily logs and records of all maintenance functions
  10. Inspects the heating and air conditioning systems and adjusts or repairs, as necessary. Changes filters, sets thermostats, cleans coils, etc.
  11. Diagnose mechanical faults for HVAC systems.
  12. Inspects various mechanical equipment. Checks for damaged parts, cleans nozzles, lubricates parts, etc.
  13. Coordinates and oversees third party contractors

OTHER RESPONSIBILITIES

  1. Performs general building maintenance tasks when not completing HVAC work. This may include, but is not limited to, plumbing carpentry, changing lights
  2. Inspects plumbing systems and makes minor repairs.
  3. Rearranges office furniture and moves boxes for office personnel.
  4. Sets up booths and materials for Trinity Metro events. Cleans up afterward if needed.
  5. Provide assistance to building maintenance technicians.
  6. Troubleshoot and repair plumbing issues.

SUPERVISOR RESPONSIBILITIES

  1. Oversee third party contractors

EDUCATION AND/OR EXPERIENCE

  1. High school graduate or G.E.D.
  1. Four years of commercial experience in HVAC systems.
  1. HVAC certification is preferred
  1. Valid Texas driver's license
  1. Additional experience in maintenance or trades including a combination of the following: electrical work, plumbing, carpentry, and painting are a plus.

KNOWLEDGE, SKILLS AND ABILITIES

  1. Proficient knowledge of boiler and chiller systems
  • Understanding of advanced principles of air conditioning, refrigeration and heating
  • Proficient in balancing air and water treatment systems in line with HVAC protocols
  • Oversees work by others when outside Contractor repairs are necessary
  • All aspects of building maintenance and repair.
  • HVAC, electrical, and plumbing systems.
  • Painting and carpentry work.
  • Safety rules and OSHA regulations.
  • Tools and equipment.
  • Standard office practices; correct telephone etiquette.

PHYSICAL/COGNITIVE REQUIREMENTS

PHYSICAL

  • Ability to exert up to 20 pounds of force constantly to move objects and drive nails; exert up to 50 pounds of force frequently to move refrigerant and lubricant drums; and exert up to 100 pounds of force occasionally when moving AC compressors and blower motors.
  • Physical activity includes, but is not limited to: climbing and balancing on ladders when working on the roof; stooping, kneeling, and crouching when repairing building maintenance items; accessing crawl spaces to repair pipes, pushing and pulling shop carts; lifting and moving furniture; feeling temperature extremes when repairing air conditioner and heating equipment; grasping hand tools; seeing equipment; driving a company vehicle to maintain and/or repair items at all of Trinity Metro's facilities; repetitive motion and fingering when using hand tools; reaching below waist when repairing compressors and pumps, reaching waist to shoulders to reach tools on workbench, and reaching above shoulders to reach maintenance materials and supplies; talking to employees to determine building maintenance and/or repair needs; hearing motor noises; and moving about the facilities when performing maintenance duties.

COGNITIVE

  • Understand and follow verbal or demonstrated instructions.
  • Read equipment, shop tools, and safety instructions.
  • Speak clearly and distinctively to employees when discussing building maintenance services.
  • Perform arithmetic calculations involving addition, subtraction, multiplication, and division when measuring maintenance materials.
  • Carry out detailed but uninvolved written or verbal instructions.
  • Respond quickly to emergency building maintenance repairs.

SPECIAL REQUIREMENTS

  • Texas Driver's License (Class - C)
  • HVAC certification is preferred
