Oaks Properties LLC, a Minneapolis family-owned and managed Property Management Company is seeking a Full-Time Property Manager at Oaks Union Depot in St. Paul.

Job Summary

• Oversee all operations including: leasing, provide prospects with a tour of available apartments. “Sell” the prospect on renting from property, Follow up within 24-48 hours via telephone with prospects who have not decided, Qualify all prospective renters using company-approved procedures, Process rental applications for approval including administering background checks, collecting application and deposit fees, and rental references. Move-in new renters, i.e., discuss lease and apartment community rules and conduct a move-in inspection. Move-out departing renters to include conducting a move-out inspection.
• Work with Maintenance Tech(s) to ensure all work orders, turns, and preventative maintenance are completed according to company standards.
• Work with Porters/Caretakers/Groundskeepers to make sure common areas, turns, and general curb appeal meet company standards.
• Using appropriate said vendors when needed.
• Handle the collection of rent on time and according to policy.
• Work with Maintenance Supervisor and Regional Manager on capital improvements.
• Ability to efficiently manage a Leasing Office.
• Ensure property maintains occupancy of budgeted goal or higher.
• Submit invoices via OneSite in timely manner.
• Audit package locker system weekly.
• Walk the interior and exterior of the property a minimum of once per week.

Qualifications

• 2 years prior Community Manager Experience
• RealPage (or similar) and MS Office experience preferred.
• Excellent customer service/relations skills.
• Ability to communicate, both verbal and written, in a professional manner.
• Able to work evenings and weekends, if needed.
