Job Title: Maintenance Technician
Reports to: Property Manager
Purpose:
The Maintenance Technician performs all maintenance duties required in maintaining the physical integrity of the property. This involves ensuring a safe and comfortable environment for tenants, visitors, and staff. All duties will be carried out in a safe manner following property and OSHA guidelines for safety.
Basic Functions
A. Oversee all maintenance functions of the property including prioritizing work orders.
B. Establish daily work schedules and follow-up on work assignments for efficient, thorough completion with approval of the Property Manager.
C. Maintains record of types and frequency of services requests received as well as preventative maintenance charts.
D. Maintains inventory of equipment, tools and supplies.
E. Makes management approved purchases of supplies, equipment and services.
F. Ensure proper training and safety knowledge regarding equipment use to all employees.
G. Makes regular inspections of property; periodically inspects all suites and notifies management of problems and recommended solutions
H. Assist in move-in and move-out procedures
I. Informs management of tenant needs when appropriate.
J. Keeps workshop area clean, orderly and safe.
K. Assists manager with budgeting by identifying present and future needs of the property.
L. Responsible for key control for the property
M. Ensure vendors follow all safety procedures.
N. Attend punch list inspections for all new suites; handles construction related items.
O. Assists in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred and emergency maintenance such as:
1. Maintain exterior and public lighting
2. Cleans gutters and downspouts
3. Repair minor structural wear and damage to buildings.
4. Cleans sidewalks, hallways, breezeways and common areas
5. Picks up trash on property and disposes of it appropriately
6. Prepare vacant suites
7. Painting as required
8. Service appliances, equipment, plumbing, electrical system etc.
P. Compliance with established policies and procedures in maintaining the entire physical property at its operating efficiency
Q. Work with local government agencies on ordinances and policies to ensure proper knowledge and compliance regarding property’s fire, police, electric, water, gas, and sewage emergencies by phone or written correspondence
R. Carry a cell phone at all times and respond to calls from the office, and to be available for “on-call” duties as required
Education and/or Experience
High School Diploma or GED. At least 6 months – 1-year general maintenance experience. HVAC Certification a plus.
Driving/Traveling
Rotation “on-call” status may occasionally require expedient travel to assigned property at a moment’s notice. Must have reliable transportation to meet this need. Other traveling might include needing to purchase small supplies to finish a job.
Physical Requirements
1. Lifting and carrying (supplies, replacement parts, ladders etc) a. 1-25 lbs: Constant need (66%-100% of the time) b. 25-75 lbs: Frequent need (33%-66% of the time) c. 75-150 lbs: Occasional need: (1%-33% of the time) d. Over 150 lbs: Rare need (less than 1% of the time)
Lifting and carrying weights exceeding 50 lbs is often accomplished with assistance from one or more persons, or a dolly. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.
Equipment/Machinery/Tools
An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
1. Hand tools- various wrenches, hammers, saws, snips etc.
2. Power tools- sanders, drills saws etc,
3. Use-Moved Aids- dollies, wheel barrows, buckets, stepladders, full ladders, double ladders etc.
