Description

Nath Companies is seeking a Portfolio Maintenance Supervisor to help support the maintenance operations of our Company. This position will support our apartment communities in the metro area, Rochester and Mankato. Travel up to 5 days per week may be required based on the candidate’s location. Nath Companies is currently growing and is looking for a supervisor for our maintenance department that can grow with us with increasing responsibility as our portfolio moves forward. This is a working supervisor role. 

• Support Property Managers and Maintenance Technicians with onsite needs
• On-going training and support 
• Responsible for coaching and training Maintenance Technicians upon hiring process to ensure all technicians have the tools to succeed
• Travel to sites daily (up to 5 days per week) to help Maintenance Technicians with large projects, work orders, turns site inspections 
• Conduct joint quarterly site inspections with Regional Managers and Operations Director, follow up on maintenance issues identified during inspection
• Responsible for implementing the operating processes and overall vision of the Maintenance Department
• Act as a liaison between Corporate and Property Managers, providing insight and up to date information to each group with regards to maintenance needs
• Support the maintenance operations of each property, ensuring that work is being done timely, and within company guidelines for quality
• Help to execute all Cap Ex Projects with Regional Managers, Operations Director and Cap Ex staff
• Fill in for Maintenance Technicians during vacation or times of staffing shortage
• Responsible to inspect (and complete as needed) unit turns within a maximum of 5 days (24–48-hour turns are optimal)
• Responsible for interviewing and making recommendations to hire with Maintenance Technicians
• Meet weekly with Corporate Team to review progress and needs of the Maintenance Department
• Provide leadership and coaching to all Maintenance Technicians 
• Gather and present bids/contract for short term services such as seasonal vendor (snow removal and lawn care)
• Execute all preparation for REAC inspections to ensure scores of 90% or higher are achieved
• Ensure all Maintenance Technicians have a boiler license within 90 days of hire
• Order all necessary uniform shirts for new hires within the Maintenance Department
• Oversight of all inspections including Cap Ex Projects, fire inspections, boilers, REAC, etc.

Requirements

• Proven experience as maintenance supervisor or similar role
• Strong technical knowledge of all building systems (electrical, heating etc.)
• Knowledge of health & safety practices and regulations
• Understanding of budgeting and performance management
• Excellent planning and leadership abilities
• Excellent communication and interpersonal skills
• High school diploma; Degree from a vocational school will be a plus
• Professional Certifications (e.g. CMRP or HVAC certified) are preferred
