JOB SUMMARY, DUTIES, RESPONSIBILITIES, AND JOB REQUIREMENTS SUMMARY
Provides general cleaning of grounds and exterior common areas, performs a variety of maintenance duties for apartments, buildings, and community.
CFC certification is not required for this position.
DUTIES AND RESPONSIBILITIES
1. Clean grounds, exterior common area buildings, amenity areas, dumpsters, and mailbox areas.
2. Assist in landscaping duties such as weeding, mowing, edging, flower planting and maintenance.
3. Turnover work and preparation to vacant apartments.
4. Respond to service calls and assist with the planned maintenance under the direction of the Maintenance Supervisor.
5. Contact Maintenance Supervisor or Manager whenever unsure how to proceed with a problem or solution.
6. Maintain proper care of tools, equipment, and supplies.
7. Complete all assignments in a thorough, timely, and good quality manner.
8. Be courteous to all residents and prospects.
9. Keep uniforms clean and in good repair.
10. Operate within OSHA guidelines.
11. Report any emergencies to Maintenance Supervisor or Manager.
12. Perform duties of the Maintenance Supervisor or Groundskeeper in their absence, as directed by Community Manager.
13. Perform other duties as assigned.
REQUIREMENTS
1. Ability to walk, bend, stoop, reach, climb steps, and lift up to 75 pounds.
2. Use gas blower, rake, broom, shovel, weed whacker, and various small motor equipment.
3. Ability to respond courteously to residents.
4. Working knowledge of various types of tools and equipment.
5. Basic math and measurement skills.
6. Willingness to be on call and carry a radio or pager.
7. Ability to use ladders and scaffolds in a safe approved manner.
8. Ability to communicate well.
9. Ability to proceed logically when faced with a problem and know when to go for help.
10. Minor drywall and building repair.
11. Have reliable transportation.
12. Mechanical experience and aptitude
13. Ability to respond quickly to emergencies
