MULTI-CRAFT CONTRACTORS INC is Hiring a PROJECT MANAGER Near Springfield, MO

Description

MCC is currently seeking a PROJECT MANAGER. The Project Manager will plan, direct, or coordinate, activities concerned with the construction and maintenance of structures, facilities, and systems. Participate in the conceptual development of a construction project and oversee its organization, scheduling, budgeting, and implementation.

ESSENTIAL DUTIES

An individual must be able to perform each of the following Essential Duties satisfactorily to perform this job successfully. This list is not intended to be an exhaustive list of all functions, responsibilities, skills, and abilities.   1. Attend the project turnover meeting from the estimating team
  2. Review and become familiar with the project drawings, specifications, contract requirements, and the overall schedule
  3. Attend contractor and client progress meetings
  4. Manage multiple projects and/or multiple trade disciplines (mechanical, sheet metal, plumbing, electrical, insulation, etc.) as determined by the project(s)
  5. Effectively manage changes in project scope and costs by:
  • Preparing change order estimates
  • Managing change order requests
  • Tracking changes through the final execution
  • Negotiating potential change order costs with clients
  • Negotiating potential change order costs with sub-contractors
  • Negotiating potential change order costs with vendors

6. Develop a schedule for labor, material, and equipment deliveries for the project.

7. Coordinate ordering project materials and equipment with the estimator, superintendent, foremen, or purchasing agent

8. Effectively balance labor allocations to minimize hours spent against quality and schedule

9. Effectively manage time delays with client or general contractor

10. Ensure that MCC quality standards are maintained for all work installed on the project

11. Store current as-built drawings throughout the project with the project Superintendent/Foremen

12. Promote MCC safety policy on the project and develop a site-specific safety plan (if one does not already exist)

13. Assist estimators with the project budget and project estimate bid proposals as requested

14. Work with estimators and foremen to prepare material and equipment submittals for approval by the engineer

15. Order, coordinate, and assist in the preparation and delivery of shop and fabrication drawings for submittal

16. Manage sub-contractor contracts, payments, submittals, and progress on the project

17. Assist in preparing monthly client billings

18. Assist estimator with approving/disapproving subcontractor, vendor material, and equipment invoices

19. Communicate with the accounting department to enter costs and changes in the accounting system where applicable

20. Track and compare project costs against the project budget and forecast project expenses

21. Submit progress reports to the Division Manager or estimator outlining man hours utilized vs. percentage complete, material budget vs. material funds expended, projected project needs, forecasting costs to completion

22. Prepare as-built drawings, O&M manuals, final billing, and other closeout documentation for approval submission

23. Generate an internal punch list with the MCC Superintendent/Foremen and complete items on the list prior to client-generated and issued punch list

24. Facilitate quick completion of internal and client-furnished punch list

25. Follow up and successfully remedy warranty issues related to the project in a timely manner

26. Maintain excellent relationships with clients. Achieve 100% client satisfaction with work on the project

27. Operate equipment and machinery in the performance of the essential duties

28. Work with and around hazardous materials, as well as at heights and in confined spaces in the performance of these essential duties

29. Drive a vehicle to various job sites throughout working hours a. Maintain a valid driver’s license and driving record that meets company policy

30. Work in a constant state of alertness and in a safe manner

31. Regular attendance and punctuality are essential for employee job performance

32. Perform other duties as assigned

Requirements

ENVIRONMENT, PHYSICAL AND MENTAL REQUIREMENTS

  • Exposure to varying indoor and outdoor conditions, loud noise, dust, slippery or uneven walking surfaces
  • Must be able to lift and/or carry/move up to 40lbs
  • Must be able to sit and/or stand for long periods of time
  • May perform manual and repetitive tasks and body movements including bending, stooping, climbing, reaching, pulling, pushing, lifting, and carrying
  • Must be able to perform repetitive motion of hands, wrists, and arms
  • Must be able to visit job sites and perform duties with and around hazardous and/or flammable materials, as well as monitor heavy equipment and machinery
  • Must be able to complete job duties proficiently while adapting to changing demands and priorities
  • Must have the ability to work in a constant state of alertness and concentrate for long periods of time to perform duties in a safe manner
  • This position is subject to ergonomic testing

SAFETY SENSITIVE

This position is designated as safety-sensitive position because it requires the regular handling of highly sensitive and confidential Company and Client information. Performing this job in a discreet and professional manner requires alertness at all times. Any lapse of attention could have a significant financial impact on the Company and its Clients. Additionally, this position is designated as safety-sensitive because it includes as part of the job duties operating a motor vehicle and working around heavy equipment and machinery. These positions are ones in which a lapse of attention could result in injury, illness, or death. For the safety and health of yourself and other personnel, you must be able to work in a constant state of alertness and concentrate for long periods of time while working around heavy equipment and machinery.

SKILLS AND COMPETENCIES

  • Must have High school diploma or general education degree (GED)
  • Must have College degree or 5 years of practical MEP construction project knowledge
  • Must possess good written and verbal communication skills
  • Must be Proficient in Microsoft Office (Word, Excel, PowerPoint, etc.)
  • Must have experience and working knowledge of how long it takes and what materials are required to accomplish specific tasks and to make MEP systems operational
  • Must have good decision making and problem-solving capabilities
  • Must have strong math skills for billings, tracking, and forecasting project costs
  • Must have a good working knowledge of construction sequencing
  • Must be able to work in a team environment
  • Must have good organizational and time-management skills
  • Previous project/construction management experience is preferred
  • Must be able to read blueprints, schematics, and other construction documentation
  • Must have good customer service abilities
  • Must have good leadership skills
  • Ability and willingness to work overtime and non-standard schedule: nights, weekends and holidays as/if required
  • A current valid driver’s license is required
