  • Visit jobs before scheduling crews
  • Visit job after completing to make sure it is finished
  • Review job budget weekly and at completion with field Manager to make sure we are on track
  • Attend Turn-Over in house meeting
  • Develop work plan to meet budget and schedule with Field Manager
  • Communicate work plan to crews regarding schedule/ budget/sequencing
  • Run day to day operations of project
  • Get Look-Ahead schedules and review with crews weekly
  • Job-Close-Out = Inspect all jobs to insure they are 100% done with ZERO Punch-list
  • Job Close-Out = Schedule all close-out as TOP Priority
  • Meet with Field Manager 2 days prior to scheduling crew or Move Ins
  • Communicate daily with Field Manager
  • Verify Company Policies/Quality/Documents/Daily s/ Meetings/etc.
  • Ensure Projects are built per Plans, Specs, Contracts ad Company Standards
  • Pro-active customer communication and represent company well to customers
  • Attend project turn-over meetings
  • Schedule inspections, manage inspections, and walk with inspectors
  • Track crew production by accurately recording manhours by task
  • Run daily superintendent huddle with foreman and crews
  • Communication daily with Property/Maintenance managers to schedule/coordinate:
    • move-ins/outs
    • MEPS shutdowns
    • Elevators
    • Units walks
    • Schedule
  • Notify Procurement & Field Manager of upcoming units
  • Training Superintendents Level 1-3
  • Create, update, and manage schedules

100% RESPONSIBLE TO-DO

  • All projects and project teams meet goals - $$$, Budget, Margins, Schedule, Quality, Safety, Contract Documentation, Management, Supervision, Customer Satisfaction, etc.
  • Manage field operations - from job start to completion
  • Meet project budget - labor, equipment, and material
  • Quality control
  • Quality workmanship per plans, specs, and company standards
  • All jobs meet schedule goals/timelines
  • Accurately tracking crew hours
  • Jobs ready and finished on time, every time
  • Put right crews in right positions
  • Coordinate and schedule crew manpower logistics
  • Coordinate equipment needs and jobsites
  • Enforce field company standards
