Millan Enterprises is Hiring a Property Manager (On-Site) Near CLARKSVILLE, TN

We are seeking an experienced and dedicated Residential Property Manager with a strong focus on tenant retention and satisfaction. This is an on-site Property Manager position. As a key member of our property management team, you will be responsible for maintaining positive relationships with our residents, addressing their needs and concerns, and ensuring high tenant satisfaction levels. Your exceptional communication, problem-solving, and organizational skills will be vital in promoting long-term tenant retention and maximizing occupancy rates.

 

Overview of responsibilities: 

  1. Provide an outstanding Customer Experience to all guests
  2. Allocate payments such as rent, fees, etc. 
  3. Act as the main point of contact for residents, addressing their inquiries, requests, and concerns promptly and professionally.
  4. Conduct property tours for available properties, accurately describe rental rates and amenities
  5. Develop and implement strategies to enhance tenant satisfaction and foster a sense of community within the residential properties.
  6. Completing Market Analysis Reports for all Coming Available properties and Renewals 
  7. Conduct regular inspections of the properties to identify and address maintenance and repair needs, ensuring a safe and comfortable living environment for tenants.
  8. Oversee the progress of maintenance issues to ensure timely completion of repairs and maintenance tasks.
  9. Develop and implement proactive tenant retention strategies, such as organizing resident events, implementing rewards programs, and addressing lease renewal negotiations.
  10. Conduct lease renewal discussions with tenants, emphasizing the benefits of staying in our properties and addressing any concerns or issues raised by tenants.
  11. Maintain and prepare accurate records of tenant communications, lease agreements, and maintenance requests.
  12. Monitor and enforce lease agreements, ensuring compliance with rental policies, rules, and regulations.
  13. Stay up to date with local market trends and competitor activities, making recommendations for rent adjustments, property improvements, and resident amenities to enhance tenant satisfaction and retention.
  14. Manage the tenant move-out process, conducting inspections, assessing damages, and processing security deposit refunds or deductions as necessary.
  15. Ensure compliance with applicable fair housing laws and regulations.
  16. Reduce vacancy and turn over by boosting tenant retention, reducing turn time, and increasing traffic. 
  17. Oversee and execute all processes such as; delinquencies, evictions, move out/in, renewals, violations, abandonments, and make ready inspections 
  18. Walk/drive the properties consistently to monitor curb appeal, property damage, observations of possible property improvements and report to Director of Facilities Management
  19. Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
Education and TrainingHigh school diploma or GED
Knowledge, Skills and Abilities
  • 1 years experience working in property management or leasing required
  • Strong customer service skills. 
  • Strong understanding of business operations 
  • Knowledge of Fair Housing Laws
  • Experience in sales
  • IREM ARM Certification or equivalent
  • Reliable transportation
  • Ability to work as a team and manage teams.
