Berrywood Apartments – Community Manager Description - Part-Time (25-30 hours per week)
Michael Development is looking for a Community Manager for a 87 unit apartment complex in Baxter, MN. The Community Manager will be responsible for the day to day operation of the property, the management of property staff of the apartment complex, leasing apartments when they come available and tending to resident issues. This position requires 25-30 hours per week. The Community Manager will be responsible for the following:
Essential Functions of the Community Manager Position:
  • Oversee rent collection and expense control.
  • Maintain high occupancy level through effective team motivation, keeping informed of market conditions, understanding competitive pricing and maintain a waiting list.
  • Responsible for leasing and overall performance of the community.
  • Responds to resident complaints or grievances and provides problem resolution assistance.
  • Prepare lease documents and related paperwork.
  • Consistently inspect community and assess condition, including units, common areas, leasing office and grounds
  • Be familiar with comps in sub-market. Review and verify monthly market survey.
  • Work to make the resident living experience of the highest quality.
  • Promote a positive, growth-oriented environment for team members.
  • Participate, support and encourage team participation in company-provided training.
  • Provide high quality service to residents, clients, community, colleagues, and industry partners.
  • Create a productive and inclusive work environment where the team is positively engaged.
  • Encourage creative problem solving. Identify strengths of each team member and actively generate and support individual professional development and acknowledge individual and team accomplishments
  • Carry out supervisory responsibilities in accordance with the Company’s policies and applicable laws, including interviewing, hiring, training, and coaching employees, planning, assigning and directing work, reviewing performance, appraising/disciplining employees when necessary, addressing complaints and questions and resolving problems
  • Perform additional duties as assigned.
