Opportunity
We are seeking an experienced Operations Support to join our team. This role will collaborate with the Compliance Director to ensure that cumulative reports for Low Income Housing Tax Credit (LIHTC) lists are maintained and updated as required by owner and related regulations. This role will also monitor the monthly reports to ensure that compliance is met for move-ins and recertifications. These responsibilities will be performed in a manner consistent with the policies of MetroPlains Management.
Responsibilities

  1. Demonstrated ability to provide excellent customer service to residents and complete the required paperwork for resident files while maintaining accuracy.
  2. Meet with residents as needed.
  3. Become familiar with developments to answer general questions when management is unavailable.
  4. Review new resident applications for income eligibility for programs such as Rural Development (RD), Low Income Housing Tax Credit (LIHTC) and U S Department of HUD.
  5. Assists the managers at the properties when needed.
  6. Specific knowledge of Rural Development (RD), HUD and tax credit programs are required.
  7. Work with company team members to ensure required interim, and/or annually for the RD, LIHTC and HUD programs.
  8. Ensure that recertification notices/third party vendor are accurate and inclusion of all documents prior to entry into computer system. Verify that such files are complete and accurate. Report findings to Director of Compliance to ensure that errors are corrected, and proper procedures are followed.
  9. Ability to communicate clearly both in writing and verbally.
  10. Ability to navigate across multiple software programs including Microsoft Outlook, Word, Excel, Yardi, MML and other software programs.
  11. Demonstrated ability to work independently, to organize work, to establish priorities, to follow defined procedures, and to follow through in the completion of tasks to meet established deadlines.
  12. Demonstrated ability to write correspondence to residents, vendors and perform math functions related to income certifications and resident correspondence.
  13. Must possess a positive attitude and a "can do attitude".
  14. Other duties as assigned.

Education & Experience:

  1. A college degree from an accredited institution or a combination of relevant work experience and education is preferred.
  2. Customer service skills are highly desirable.
  3. Demonstrated ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.
  4. Familiarity with Section 42, Section 8, and Rural Development regulations. Prior experience with these programs is preferred.
  5. A well-organized and self-directed individual who is a team player.
