Metro Development Group is Hiring a Land Acquisition Manager Near Tampa, FL

We are currently seeking a dynamic Land Acquisition Manager to join our forward-thinking Entitlements & Due Diligence Team. In this capacity, you will play a pivotal role in the acquisition stage, providing essential support to the entitlements and due diligence team. The Land Acquisition Manager’s responsibilities will encompass evaluating the feasibility during the acquisitions stage and actively facilitating the entitlement and due diligence processes, which includes securing zoning and governmental approvals for properties.

Responsibilities:

  • Conduct a thorough examination of projects before acquisition through comprehensive due diligence and feasibility analysis.
  • Develop comprehensive financial analyses by assessing site conditions and staying attuned to evolving market trends.
  • Assist in securing project entitlements, encompassing all necessary governmental approvals, engage in negotiations with public agencies and provide support in representing the project at public meetings.
  • Efficiently handle day-to-day tasks within the due diligence process, specifically related to acquiring entitlements from jurisdictional authorities for assigned projects. These tasks encompass various activities such as zone changes, concept plans, preliminary plats, and more.
  • Devise, lead, and oversee the actions of consultants (civil engineers, land planners, geotechnical engineers, hydrologic consultants, etc.) engaged in due diligence and entitlement services, ensuring adherence to project schedules.
  • Examine and assess consultant scopes of work, Development Agreements, site plans, soil and wetland determinations, and other technical reports and data meticulously.
  • Initiate communication and cultivate professional relationships with utility companies to identify the positioning, accessibility, and guidelines for service availability to the assigned projects.
  • Conduct research and collaborate with the land development team to organize project costs, and craft feasibility budgets to evaluate the financial viability of the planned community.
  • Collaborate with hired consultants to ascertain any necessary offsite utility and roadway improvements essential for assessing project feasibility.
  • Collaborate closely with the Executive Team to determine the product mix and assess the overall feasibility of potential projects.
  • Participate in meetings with city staff, and the development team, and attend public hearings or neighborhood meetings as required.
  • Thoroughly examine civil construction documents to ensure consistency, identify cost-saving opportunities, and assess constructability.
  • Collaborate with the Development Team to establish the foundation of the initial development budget and gather due diligence material to prepare the pro forma.
  • Carry out all business activities in a professional and ethical manner, aiming to serve customers, enhance the company's goodwill, and contribute to its profitability.

Qualifications:

  • Over 3 years of experience analyzing finances in the land development industry.
  • 3 years of experience in land planning, land development, or related field required.
  • 3 years of experience in due diligence and acquisitions.
  • An interest in Real Estate, Sustainability, Innovation, and Technology.
  • Technical savvy is a must. MS Office (proficiency in Excel, database, and OneNote software), Airtable, Mac OS, Google Suite, GIS, and Slack.
  • Knowledge of Google Earth, Photoshop, Publisher, Keynote.
  • Ability to handle high workloads and a fast-paced environment while maintaining focus and adding value.
  • Strong organizational skills that reflect the ability to perform and prioritize multiple tasks without compromise.
  • The ability to read contracts, and legal documents, and excellent oral and written communication skills are critical.
  • Highly flexible, available, and responsive.
  • Ability to interpret and apply applicable legislation, rules, and codes.
  • Proactively identifies issues that require resolution or follow-up and takes steps to resolve them.
  • The ability to work successfully in a team and build effective inside and outside working relationships is essential.
  • Person of high ethics, integrity, honesty with lots of passion, drive, and a sense of humor.
