Job ResponsibilitiesMaintenance Technician:
- Day-to-day maintenance and repair of buildings, and some surrounding grounds.
- Performs quality checks and preventative maintenance on air conditioning / heating, lighting, plumbing, and safety systems as required
- Works closely with manager to oversee building maintenance contracts and service work, as well as process and contract out maintenance requests
- Coordinates and oversees contractors when professional repairs are necessary
- Maintains contracts and is point of contact for cleaning companies, pest control, Waldinger, Work Space, grounds and other vendors
- Keep inventory of office equipment in storage and utilizes as needed
- Moves and relocates office furniture; assembles cubicles order desks, chairs and other office furniture
- Set up training rooms and outdoor patio for training, and events
- Waters and maintains indoor plants
- Responsible for coordinating construction projects of the facility and grounds; assessing and selecting vendors; keeping project at quality levels, on schedule and budget.
- Oversees grounds keeping including ensuring the parking lot and sidewalks are free of debris and snow, etc. Ensures vendors are managing snow removal and other winter safety measurements as needed.
- Assess and reports deficiencies in repair work and construction work; works with vendors to have deficiencies appropriately addressed.
- Provides management with advice and guidance on maintaining building and assets
- Participates in the preparation of the building maintenance budget and monitors related budget expenditures such as building maintenance supplies, materials, and equipment; monitor inventory;
- Maintains and records documents of maintenance costs, inspections, and repairs
- Assesses work of vendors to determine what work can be brought inside the company for cost savings.
- Observes safety and security procedures; Determines appropriate action beyond guidelines; Reports potentially unsafe conditions;
- Identifies security risks and appropriate security camera system and assist in reviewing videos in some circumstances
- Frequent walks in and around office building areas to identify problems or hazards; Complete fire extinguisher checks
- Manages security door system, and maintains appropriate reports and records
- Responsible for and first point of contact for the building and fire alarm systems; “on-call” as needed
High school diploma or general education degree (GED). Proven 5 years equivalent experience
Operate hand and power tools, such as hammers, saws, drills, and wrenches. Understands and follow oral and written instructions. Communicates clearly and concisely, both orally and in writing. Maintains focus while working independently and have an eye for detail. Maintains strong time management, organization and follow-up skills.
Skills And KnowledgeKnowledge of methods and principles of general facility maintenance, occupational hazards and standard safety practices, general carpentry, plumbing, painting, and electrical work, general heating, ventilation, and cooling systems.
Physical Demands And Working Conditions
- Facilities Maintenance Tech’s must possess the ability to lift, carry, push, and pull materials and objects weighing up to 50 pounds or heavier weights with assistance and/or the use of proper equipment
- Must work in both indoor and outdoor environments with moderate to loud noise levels
- May work in controlled temperature conditions, cold and hot temperatures, or inclement weather conditions
