Low Income Housing Institute is Hiring a Village Construction Manager Near Seattle, WA

Village Construction Manager
POSTING DATE: 04/26/2024
LOCATION: Greater Seattle Area
REPORTS TO: THV Construction Project Manager
HOURS: Full-time, 40 hours per week, includes some weekends
PAY RANGE: $32-$36 per hour

BENEFITS:
Medical, dental, vision, retirement, life insurance, long term disability insurance and sick leave are available to employees. Employees accrue 116 hours of vacation during the first year and receive 11 paid holidays. (Prorated for part-time employees).

POSITION TYPE:
Non-exempt, management position
This position will provide construction project management, on-site construction support, contractor-management, and community engagement associated with the construction of tiny house villages and shelters as required. This role consists of on-site construction management, safety supervision, materials and tool maintenance, and volunteer/student coordination and outreach.

Responsibilities:

Construction

  • Perform Tiny House Village construction work including carpentry, painting, finish work, and cleanup. Typical activities include building decks and stairs, leveling tiny houses, constructing kitchen and community tents, and other skilled manual tasks.
  • Support the project with material purchasing, delivery coordination, inventorying, and budgeting for construction materials.
  • Work closely with other construction staff to ensure that the project is meeting scheduled goals and quality control measures.
  • Coordinate with outside contractors during the construction of Tiny House Villages.
  • Manage our construction workshop in our 30,000 square foot warehouse space, including tool maintenance, upkeep, and storage of goods and materials.

Maintenance

  • Perform Tiny House Village maintenance work including carpentry, finish work, and other miscellaneous tasks.
  • Modify and repair existing tiny houses in storage to be used on future sites.
  • Support maintenance activities with material purchasing, delivery coordination, inventorying, and budgeting for materials.

Volunteer & Community Engagement

  • Support and help lead volunteer work-parties with volunteers and community members for tiny house village development.
  • Maintain site safety at build sites, including assessing for health symptoms, maintaining site cleanliness and orderliness, and observing and monitoring safety practices by volunteers.
  • Support education programs with designs, materials, instruction, and communication as they build tiny houses or other village infrastructure elements.
  • Answer questions and inquiries about the Tiny House Village program.

Qualifications:

  • Five years of experience working in small scale construction, housing construction, or general carpentry.
  • Experience working with and coordinating groups, managing volunteers and team building.
  • Must possess a strong knowledge of construction, utility infrastructure, and working with carpenters, roofers, plumbers, electricians, and other skilled crafts.
  • Must possess excellent written and oral communication skills. Demonstrated experience that shows a high degree of interpersonal skills working with staff, housing partners and the public.
  • Good mathematical aptitude and ability to understand financial statements.
  • Proficient in, Microsoft Office, and Excel spreadsheet programs. Previous experience with record keeping and report preparation.
  • Ability to effectively supervise staff, interns and volunteers, and to work with confidential, sensitive information (physical, electronic, and verbal) and maintain confidentiality.
  • Ability to work in a fast-paced, fairly independent and autonomous work environment.
  • Must be a self-starter, highly organized, able to prioritize, multi-task, meet deadlines, and follow-up.
  • Must possess a strong sense of ethics, professional boundaries, and an inviting demeanor.
  • Respect for homeless people, diplomacy/tact, and an optimistic approach are essential. The person in this position must be able to tolerate and welcome differences of opinion and have an appreciation for diversity.
  • Must have a reliable transportation to work at multiple locations.
  • Must have valid driver’s license and working vehicle.
  • Must pass background checks and drug screening test.
