The Los Angeles County Development Authority (LACDA) Is a dynamic, Innovative agency created in 1982 by the Board of Supervisors to generate affordable housing, community and economic development throughout Los Angeles County and participating cities. Division Overview:
The Housing Operations Division (HOD) manages 3,229 public and affordable housing units located at 68 sites, serving more than 6,500 residents. HOD generates and utilizes the resources of the LACDA to provide quality affordable housing and expand opportunities to improve the quality of life in housing developments through the involvement of employees, residents, and community partners. HOD also implements and administers various funds for the improvement and modernization of the public housing developments and utilizes various grants to provide needs-based services to public housing residents, including at-risk youth and their families.
Position Overview:
The primary function of the Maintenance Worker II is to perform routine semi-skilled facilities maintenance and repair duties on residential housing units and buildings. Work involves a variety of trades including carpentry, plumbing, electrical, drywall, flooring, tiling, concrete, painting, appliance installation, and irrigation repair. The ideal candidate must demonstrate
excellent work habits, good judgment, and exemplary customer service skills.
Maintenance Worker II must be able to be on-call and work evenings and weekends.
The below statements are intended to describe the general nature and scope of work performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required. Other duties may be assigned.
  • Performs routine to semi-skilled facilities maintenance and repair duties on residential properties in a variety of trades including plumbing, electrical, painting, drywall, flooring, carpentry, concrete, HVAC, and appliance installation and repair.
  • Receives and responds to work order requests; performs maintenance and repair work in occupied units for regularly scheduled maintenance, emergency repairs and at the request of residents.
  • Inspects vacated units to identify maintenance and repair issues, and appropriately identifies areas that need to be repaired to prepare for new tenancy; performs necessary repairs and changes locks.
  • Performs routine maintenance and repair work on vacated and occupied units including cleaning of fixtures, appliances, walls, windows, and floors; repairs and replaces hardware, fixtures, appliances, cabinetry, sinks, toilets, electrical components, and related equipment. Troubleshoots and repairs a variety of residential appliances including but not limited to water heaters, furnaces, ovens, stoves, and ranges.
  • Maintains and repairs concrete by operating concrete cutting and breaking equipment such as a jackhammer; constructs concrete forms, pours concrete, and assists in finishing concrete and masonry work.
  • Installs, sets, and maintains bait stations for the control and elimination of pests and vermin.
  • Assists skilled staff and/or contractors performing skilled work and complex rehabilitation projects on properties as directed; identifies performance issues in work performed by contractors and notifies supervisor as needed.
  • Maintains exterior elements of the building and property, including but not limited to, graffiti, trash, and bulky item removal, and power washing sidewalks and trash enclosures; and ensures maintenance yard is clean and orderly.
  • Operates and maintains vehicles and a variety of hand and power tools and equipment related to the maintenance and repair of residential systems and facilities.
  • Maintains accurate logs and records of work performed and materials and equipment used in the software system.
  • Observes safe work methods and makes appropriate use of related safety equipment as required.
  • Responds to public inquiries in a courteous manner and provides information within the area of assignment.
  • Responds to after-hour requests for service and emergencies as needed.
  • Inspects, buildings, common areas and grounds to identify repairs and or threats to health and safety and make necessary repairs.
  • Lifting of 50 pounds
  • Performs other related duties as assigned.
  • High School Diploma or General Education Development (GED) equivalency certificate
  • Two (2) years of responsible experience performing semi-skilled maintenance and repair on residential properties or building facilities
Knowledge of: 
  • Applicable safety practices and regulations used in various skilled building maintenance activities. 
  • Methods, materials, equipment, and tools used in maintenance and repair functions. 
  • Safety standards.
  • General maintenance, carpentry, painting, refurbishing, plumbing, electricity.
  • Microsoft Suite and online work order systems.
Ability to:
  • Troubleshoot, diagnoses, and perform maintenance and repair needs within residential units and buildings. 
  • Understand and follow instructions and communicate effectively. 
  • Manage time and meet deadlines.
  • Safely operate a variety of hand tools and power equipment. 
  • Work independently or as part of a team.
  • Lift and move objects weighing up to 50 pounds
ARDUOUS: Maintenance Workers routinely lift up to fifty (50) pounds, constantly stoop and bend, work with hands and arms raised above the head, grasp materials and equipment with both hands, and climb ladders and stairs.Equal Opportunity

Screening and Selection Process

Salary compensation is dependent on qualifications (experience, education, knowledge, skills, and abilities). Initial salary placement is generally made between the start and mid-point of the posted range. New hires are not eligible to start at the maximum of the posted range.
Conditions of Employment
Candidates selected from the process will receive a conditional offer of employment contingent upon successful completion of satisfactory reference checks, a post-offer medical examination, and criminal background check. Background check information will be considered in determining the applicant's suitability for the position.
