1. Routine Maintenance: Perform regular inspections and maintenance tasks to ensure the proper functioning of building systems, including HVAC, plumbing, electrical, and other mechanical systems.
2. Repair and Troubleshooting: Diagnose and address maintenance issues promptly, including repairing broken fixtures, faulty equipment, leaks, and other building-related problems.
3. Safety and Security: Maintain a safe environment within the commercial properties, identifying and resolving potential safety hazards, and promptly addressing security concerns.
4. Groundskeeping: Oversee and perform the maintenance of the property's exterior, including landscaping, parking lots, sidewalks, and other outdoor spaces, to ensure they are clean, well-maintained, and aesthetically pleasing.
5. Janitorial Duties: Perform basic janitorial tasks such as cleaning common areas, restrooms, and shared spaces to maintain cleanliness and presentable appearances.
6. Tenant Support: Respond to tenant maintenance requests and inquiries in a courteous and timely manner, ensuring their needs are addressed efficiently and professionally.
7. Vendor Management: Coordinate and supervise third-party contractors and vendors for specialized maintenance services, ensuring quality workmanship and adherence to safety standards.
8. Documentation: Maintain accurate records of maintenance activities, including work orders, repairs, inspections, and equipment maintenance, using computerized maintenance management systems (CMMS) or other designated tools.
9. Emergency Response: Be available for on-call duties and respond promptly to emergency maintenance requests outside of regular working hours.
10. Compliance: Ensure all maintenance activities comply with local, state, and federal regulations, building codes, and safety standards.
11. Budget Management: Assist in managing the maintenance budget by monitoring expenses, sourcing cost-effective solutions, and recommending improvements.
12. Property Inspections: Participate in property inspections to assess maintenance needs and identify potential issues for proactive resolution.
13. Sustainability Initiatives: Support and implement energy-saving and sustainability programs within the properties to reduce environmental impact.
