Job description: Apartment Maintenance Technician

Overview
Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of our communities. They conduct maintenance repairs and are responsible for cleanliness and upkeep of property grounds, facilities, sidewalks, equipment, and various utility systems. Maintenance Technicians provide excellent customer service to prospective and current residents at all times.

Job Requirements:
Must be a team player and able to follow Management policies and procedures.
Must be able to lift a minimum of 50 pounds.
Must be motivated and able to take directions from supervisor/indirect supervisor.
Must be professional at all times.
Must have a valid driver's license and reliable vehicle.
Must have acceptable driving record.
Must have a cellular telephone.
Must have own basic tools.
Must be able to identify maintenance problems and implement solutions.
Hands-on performance is expected and required.

Job Responsibilities:
Maintain curbside appeal, maintenance, and safety at the property.
Must have knowledge and the ability to do minor repairs of emergency systems, lighting, heating, and cooling systems.
Must have the ability to make basic repairs to plumbing and electrical systems as needed.- Must ready apartments to move-in condition promptly after move-out. Consisting of cleaning, painting, repairs and renovations as needed. Time to renovate an apartment should not exceed seven days unless agreed to by maintenance director.
Must complete any additional task relative to the property that maintenance director or property director requests.- Reporting structure of position is to maintenance director, then property director, and then Property Management Team.
Normal working hours and a set schedule, with the ability to be called and respond outside of that schedule to make emergency repairs. A qualified candidate for the position will be able to respond to requests for service at any given moment.
Minimum of Intermediate carpentry skills (measuring, cutting, use of simple hand tools).
Lawn Care maintenance including mowing, edging, raking, grass/shrub/tree trimming and flower care.
Snow removal and ice melt application including sidewalks, entrances to units, entrances to garages and buildings, and parking lots. Responsible to identify areas of potential ice accumulation and to apply ice melt to keep all areas free of ice.

Educational Requirements:
The minimum educational requirement is a high school diploma or GED or equivalent experience.

Salary: $16.00 to $22.00 /hour based on experience and capability
