Description
SUMMARY
Reporting to the Director of Facilities, the Maintenance Custodian position is responsible for maintaining a clean working environment of all building and campus areas. This position is also responsible for minor routine repairs and preventative maintenance on all facilities on the campus, including plumbing, electrical, carpentry and heating. This is a part-time position, regularly scheduled for 20 hours per week.
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Maintains cleanliness of clients' rooms, launders towels and bedding.
  • Troubleshoots mechanical, electrical, plumbing, HVAC and other equipment issues, provides necessary minor repairs and resolutions.
  • Identifies and performs basic repairs of plumbing leaks or breaks, opens clogged lines and drains.
  • Cleans all other Residence area rooms and use areas, including floors, rugs, windows, wall surfaces, furniture dusting and polishing, restrooms, break areas, and handles trash removal.
  • Performs and assists in restorative cleaning of Residence areas, operates auto-scrubbers, buffers and other janitorial equipment.
  • Assists with maintaining janitor closet and storage areas in Residence, Kennel and Administrative buildings.
  • Moves furniture and cabinets, receives fright deliveries as needed.
  • Maintains grounds, sprinkler maintenance, major cleaning and facility upkeep duties and performs general maintenance work to support the facilities department.
  • Assists in repairs with Fleet Maintenance supporting the Fleet Coordinator.
  • Maintains stock of cleaning and maintenance supplies.
  • Performs necessary maintenance cleaning for Administration building.
  • Cleans all offices, restrooms, public areas and vet clinic in Canine Development Center building.
  • Works with volunteers on special projects.
  • Coordinates with Residential Services to ensure availability of rooms for clients and other guests.
  • Maintains cleanliness of facilities including floors, rugs, windows, wall surfaces, furniture, restrooms, break areas, trash removal, dog waste removal and public use areas.
  • Assists other Facilities team members as needed.
  • Performs additional duties as assigned.
Qualifications
EDUCATION AND EXPERIENCE
High School Diploma or equivalent required. A minimum of one (1) year of experience in maintenance and repairs related field. Demonstrated work experience or some college course work strongly preferred. Experience working with CMMS and basic automation software preferred.
KNOWLEDGE, SKILLS AND ABILITIES
  • Must have experience in basic cleaning and maintenance.
  • Must have an understanding of proper and safe use of cleaning equipment, chemicals and products.
  • Must possess good interpersonal, communication and organizational skills.
  • Must be able to work a flexible schedule and shifts as assigned.
  • Must adhere to all applicable safety and health policies and procedures.
  • Must have the ability to work well under pressure, handle multiple priorities and meet deadlines; must have the ability to work independently with little or no supervision.
  • Must possess sound business judgment, exercise professional conduct, understand and follow business ethics and standards, and maintain a high level of confidentiality in all duties.
  • Must be proficient in latest version of Microsoft Office products.
  • Must possess a valid driver's license with no restrictions and the ability to travel as needed.
  • Must have ability to effectively use general hand tools and operate a fork lift or motorized pallet jack in a safe manner.
  • Must be comfortable with and willing to work around large dogs.
  • Must have the ability to work with blind and visually impaired clients with courtesy and professionalism.
  • Must be willing to perform general public relations duties on behalf of Leader Dog (perform tours, answer general questions, be a professional and courteous representative of Leader Dog, etc.).
  • Must be able to establish and maintain professional, productive and courteous interactions with employees that promote positive teamwork, as well as with volunteers, donors, clients and all constituents of Leader Dog. This encompasses going beyond giving and receiving instructions and includes but is not limited to (a) performing work activities requiring interacting or speaking with others; and (b) responding appropriately to constructive feedback or suggestions for improvement from a supervisor.
