Reports to: President of Master-Planned Communities

Primary Duties

  • Responsible for the sourcing and acquisition of new land acquisition opportunities including deal negotiation, due diligence, and successful closing.
  • Responsible for developing the business strategy and entitlement of the land assets with input from the planning, development, and operation teams. 
  • Responsible for timely delivery of entitlements and groundbreaking of projects through a first lot or land sales.
  • Leads and mentors a team of project managers in the acquisition and pre-development of land opportunities.
  • Interacts with government officials and other stakeholders to coordinate and manage land entitlements.
  • Prepares or oversees preparation of cash flow projections, budgets, and cost estimates; manages and oversees all cost estimating and budgeting for development projects, including soft costs, hard costs, and other development-related expenses.
  • Procurement and oversight of outside consultants (attorneys, planners, architects, engineers, and others as needed).
  • Reviews/approves all project-related bills and administers orderly payment procedures.
  • Review and processing of change orders from contractors, vendors, and consultants.
  • Manages costs against budget, and provides updates and forecasts as needed, including any change orders which may be required.
  • Participates with other executive team members in strategic planning, business plan development, and project acquisition activities as needed.
  • All other duties as assigned.

Experience & Skills

  • 10 years of experience in senior leadership in acquiring, entitling, and developing land.
  • Bachelor's degree in business or other relevant field; MBA, MRED, or other relevant graduate degree preferred.
  • Strong financial and market analysis skills, land and other real estate transactions experience, and due diligence background to evaluate and justify investment opportunities.
  • Experience processing large-scale zoning applications, master development agreements, and infrastructure approvals with municipalities.
  • Must possess excellent communication skills and be proficient with Microsoft Office and other relevant software.
  • Must possess the ability to maintain information confidentiality.
  • Must be results-driven, team-oriented, and an individual/organizational capacity builder.
  • Experience with leading and mentoring a team of project managers.

Physical Requirements

  • This position requires frequent walking, standing, and climbing stairs in/around construction sites, apartment homes, models, and properties.
  • This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.
  • Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently.
  • Regularly required to sit, stand, bend, reach, and move about office setting.
  • To perform other duties as required.
