Reports to: Vice President of Land Development

Primary Duties

Team Management

  • Assist in the professional development of the Land Development team to improve qualitative and quantitative competencies.
  • Foster an environment for continuous improvement in development processes and teamwork with internal and external personnel.

Design

  • Research market trends associated with land development, construction techniques, design review and master planned community issues and make recommendations on those topics.
  • Work in conjunction with the community design department and engineering consultants to translate conceptual land plans into engineered construction documents on assigned projects.
  • Prepare preliminary site plan and analysis of raw land to determine residential development feasibility and develop lot development costs to run proforma budgets.
  • Develop master schedule to define key milestone dates based on revenue delivery dates.
  • Identify value engineering opportunities and potential problems early enough to include or preclude in design phase.
  • Review preliminary geotechnical reports to be familiar with soils conditions of the site and any potential challenges that soil may have during construction.

Construction

  • Ensure construction activities comply with local, state, and federal restrictions as may be required and manage permit expiration dates.
  • Work closely with construction managers to evaluate field changes and contract change orders to improve design development.
  • Facilitate delivery of finished lots, offsite and public infrastructure on time and on budget.

Completion

  • Facilitate as built plan review to expedite final acceptance.
  • Facilitate turnover of finished lots to builders or improvements to Homeowner Association.
  • Facilitate the timely acceptance of all public infrastructure with local governments to release all warranty bonds.
  • Facilitate the drafting and recordation of Homeowner Associations and experience in management, creation, and recordation of Homeowner Association documents.

Reporting

  • Provide weekly project status reports, and monthly updates on land development budgets, schedules, and cashflow to Vice President of Land Development.
  • All other duties as assigned.

Experience & Skills

  • Bachelor’s degree in engineering, construction management, or related field required.
  • Master’s degree in real estate, finance, or construction management preferred but not required.
  • Civil Engineering PE License a plus but not required.
  • A minimum of 10 years’ experience in all aspects of horizontal development; vertical development and residential production home building experience is desirable.
  • Technical expertise in engineering, cost estimating, scheduling, and construction management.
  • Ability to communicate effectively with a team of skilled and technically trained consultants and contractors.
  • Ability to effectively work in a team environment, and present technical information to non-technical team members to facilitate good decision making.
  • Strong working knowledge of the local construction industry and a broad understanding of real estate development are required.
  • Strong MS excel knowledge and experience using AutoCAD.

Physical Requirements

  • Primarily an in-office position, with frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and other properties.
  • This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.
  • Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently.
  • To perform other duties as required.
