Job purpose

Perform a variety of semi-skilled tasks in the construction, maintenance, and repair of the Association buildings, facilities and common areas.

Duties and responsibilities

• Survey project sites to estimate time and materials needed.
• Prepare walls and other surfaces through sanding, taping off outlets, repairing cracks, etc.
• Replace sheet rock and repair plaster when needed.
• Mix and apply paint, varnishes, and necessary solvents.
• Use a variety of tools to achieve the desired finish on painted surface.
• Set up and take down additional equipment as needed, such as scaffolding, ladders, etc.
• Maintain all tools and equipment.
• Perform final inspection to ensure quality and accuracy of work.
• Adhere to workplace safety rules and regulations
• Assist other Maintenance department personnel with tasks when needed.

Assist with tasks of snow removal shoveling and plowing when needed

Working conditions

• Work is performed inside and outside with exposure to inclement weather and unpredictable situations.
• Must keep up to date on new technologies.
• Attendance at maintenance related seminars/training classes sponsored by Lake Naomi Club is recommended for all personnel.
• Occasionally works near moving mechanical parts and in high, precarious places, and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, risks of electrical shock, and vibration.

Physical requirements/Hazards

• Machinery and tool operation requires the use of safety equipment to include but not limited to, eye safety glasses, hearing protectors, work boots, and hardhats.
• Frequently work with dirty and greasy parts, and in awkward position.
• Often lift heavy parts and tools.
• Minor cuts, burns, and bruises are common, but can usually avoid serious accidents when the shop is kept clean and orderly and safety practices are observed.
• During winter season, occasionally works with and operates snow removal equipment, (plows, cinder spreaders, snow throwers, and shovels) during cold, snowy, icy, slippery, and otherwise extreme weather-related conditions. This may lead to fatigue, exhaustion, back injuries from shoveling, frostbite and slips/falls.
