Kroll Residential is Hiring a Land Acquisition Manager Near Virginia, VA
Kroll Residential is looking for a Land Acquisition Manager to locate, research and negotiate the procurement of land for residential developments and homesites. Candidate should have experience in this field.
Essential Duties and Responsibilities
- Build relationships with landowners, brokers, developers, municipalities, and other stakeholders.
- Monitor local home building and developer activity.
- Locate land suitable for development for large and small subdivisions.
- Locate lots suitable for acquisition.
- Negotiate directly with landowners and developers and prepare letters of intent for potential acquisitions.
- Review market data, conduct pricing analysis, and assess project feasibility.
- Develop financial models for land purchases.
- Manage the entitlement process and governmental approvals.
- Coordinate with engineers, environmental assessments, sitework companies, municipalities, and others to conduct due diligence.
Education & Experience
- Bachelor's degree or related field or related work experience.
- Land acquisition experience.
- Familiarity with GIS mapping applications and Google Earth.
- Working knowledge of zoning and land use practices, development standards, and utility solutions.
- Experience with the Hampton Road market.
Skills and Abilities
- Prior experience working with landowners, project stakeholders, and local government agencies.
- Advanced negotiating, communication, organizational, and exceptional attention to detail skills required.
- Ability to read and interpret lot plans, plat plans, and create/implement work plans.
- Positive attitude and strong written and verbal communication skills.
- Proactive, professional, and dependable approach to work.
- Ability to manage multiple projects simultaneously and provide proactive solutions.
- Strong reporting, project management, and problem-solving skills.
- Comfortable working independently with a high level of motivation.
