Community Manager, in Jacksonville, FL
* MUST HAVE Manufactured Housing EXPERIENCE *
Responsibilities/Skills:
Accountability for all day to day operations of a Manufactured Housing community of 168 sites
Carry out company goals and execute all company policies and procedures.
Manage and ensure that all financial objectives (controllable expenses, occupancy, collections) are met.
Ensure budgeted goals are met each month/quarter.
Work with maintenance on customer service and retention of residents.
Ensure occupancy goals are met and work with your RM to create marketing initiates to drive top line.
Walk your community daily/weekly and inspect for safety issues, homesite violations etc. Ensure work orders are being utilized to handle safety and /maintenance issues. Follow up to issues within 48 hrs.
Hire, train and motivate community staff.
Walk inventory homes daily/weekly to ensure quality work. Work with FM on getting homes readied/reno.
Sign off on all invoices ensuring contractor work 100% complete and that scope matches work performed.
Ensure collection procedures are being followed-co goal of 2% or less met. Collection notices sent timely.
Requirements
Proficient in computer skills and software
3-5 years’ stable experience in MH property management
Results driven and positive with an eye for detail
Must have flexibility to work weekends when required or needed.
Must have good written and verbal communication skills
Must have good organizational and tasking skills
