Kitchell seeks an experienced and dedicated Design Manager to join our Bay Area Region in Dublin, CA and build a long-term career at one of the most innovative and growth-oriented Construction Services companies in the United States.

Overview

The Design Manager ensures the owner’s vision is translated into design solutions and construction parameters through leadership of the design process and team members. The Design Manager provides overall management coordination of Design/Builder, County Regulatory Agencies, and Criteria Architect (as needed).

Responsibilities

Managing the Design Process

  • Engages the Design-Build Team in a proactive manner through the design and construction process
  • Establish Processes for all levels of communication inclusive of Owner Communication, user groups, and project team
  • Manages costs applied to the job, to guard against misalignment: Project Type, Services,
  • Ensures the Clients Vision by working closely with facility managers/owners to define completed project expectations, including key factors to focus on within the design phase, considering project constraints
  • Facilitates the solicitation, selection, and contracting with Design-build entities for Traditional Design-build and Progressive Design-build projects
  • Reviews all design submittals
  • Creates or reviews list of deliverables ensuring they are compliant with owners’ expectations
  • Reviews Constructability Concerns, Lead design team members in facilitating designs, incorporating constructability, logistics solutions, identifying customers' expectations, and critical success factors, providing meaningful input to project’s programming and conceptual design activities
  • Communicates overall project budget and schedule
  • Identifies when project boundaries are being compromised
  • Ensures regulatory approvals are obtained and risk management requirements are met for insurance, bonding, owner contract, and subcontractor T & Cs
  • Leads creation of the communication plan

Proposal Development & DBE Procurement Phase

  • Develops the proposal schedule and budget/assists
  • Reviews all documents developed for alignment with owner and project goals
  • Works with team to understand the vision of the owner and assists in conveying that vision through the procurement process
  • Initiates plan to incorporate technology- Engage the right team members
  • Assists the Program Manager in initiating plans for construction innovation- Engage the right team members and extent of innovation potential
  • Supports the PM in the Design-Build Entity qualifications, proposal and review of presentation materials

Design Phase

  • Works with the team to create Project Management meetings/plan
  • Works cooperatively with the design and trade partners to develop the design
  • Incorporates peer review and trade input in constructability reviews
  • Conducts periodic checks for feasibility, code compliance, budget, and alignment with the owner’s expectations and stated goals and objectives for budget and quality and operational constraints
  • Sets collaboration expectations amongst the team and user groups
  • Works Cooperatively to establish BIM implementation plan for the entirety of the project, both design and construction
  • Works with team to establish responsibility matrix both internal to the team and external
  • Manages and track design issues
  • Lead/run design meetings to keep the team on task
  • Develops Workgroups (Cluster groups) assures outcomes are in alignment with project scope, budget and schedule

Construction Documents and Permitting

  • Reviews the documents for compliance with owner’s requirements
  • Works with the team and QA to set up document QA/QC Review
  • Reviews technical specifications to ensure compliance with contractual agreement
  • Works with the BIM Managers and all team members to assure latest technologies are being used for continued design and coordination
  • Works with the team and vendors to assure that the proper level of information is incorporated in the design
  • review of schedule and estimating activities in conjunction with procurement and AHJ time frame

Construction Phase

  • Manages PM Team RFI process
  • Assures that RFIs requiring the Owner’s response are answered in a timely fashion
  • Works with the team to ensure solutions are also presented with the RFIs
  • Reviews submittals requiring the Owner’s response
  • Provides any memorialized decision making

All Encompassing

  • Mentors team members and encourage career development and growth
  • Provides work direction and performance evaluations
  • Identifies hiring needs and participates in hiring, discipline, and dismissal decisions if needed
  • Models and set the tone for exceptional customer relations, gathering feedback and clarification during design process, as well as identifying future projects and collaboration


Education and Experience

  • Experience in both the Design and Construction Industry is desired
  • Bachelor’s degree in Architecture, Construction, Civil, or Architectural Engineering, Construction Management, or equivalent field is required
  • 8 or more years of relevant work experience is required
  • Experience working on Correctional Facilities and/or in the Justice Market sector is required
  • OSHA 10 certification is preferred

Knowledge and Skills

  • Working knowledge of BIM tools such as Revit or AutoCAD to convey design and advance construction coordination is needed
  • Strong teamwork orientation, initiative, communication, problem-solving, and leadership skills are required
  • Detail orientation sufficient to organize and manage multiple project tasks is required
  • Possess basic understanding of construction law and generally accepted business practices are required
  • Proficient user skills with the MS Suite of tools including Office and Project are relevant, while user skills with industry tools such as Procore and P6 is desired
  • Excellent verbal and written communication skills are required
  • Proven positive and professional attitude, and strong customer service skills are needed

Licenses and Certifications

  • CCM is strongly preferred
  • DBIA certification is required

Travel Requirements

  • This position is site based embedded at the client location in Dublin, CA.
  • Travel within the immediate region may be required as a Kitchell employee, and a valid California driver’s license is required

The annual base salary range for this role is currently $190,000 - $210,000. The Company’s salary ranges are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of various factors, including job-related skills, relevant education and experience, abilities of the applicant and equity with other team members. The annual base salary range listed here is subject to change at any time, in the Company’s discretion, and does not alter in any way the at-will nature of the employment relationship.
