Job Title:Business Manager
Department:Base Operations and Maintenance
Job Summary:
The Business Manager position provides oversight, direction, and coordination for all operations and maintenance (O&M) activities at the assigned job site to ensure adherence to contractual objectives. The position supervises and coordinates the activities of skilled trades workers in maintaining and repairing equipment, structures, utility systems, buildings, and grounds at the assigned job site.
Supervisory Responsibilities:
In charge of the operation, maintenance, and repairs of all installed building equipment covered under the scope of the contract, including supervision of all assigned Building Engineers at every site
Solicits cost proposals for various projects, including the performance of quality inspections following project completions done by subcontractors
Recruits, interviews, hires, and trains new staff
Oversees the daily workflow of the department
Provides constructive and timely performance evaluations
Handles discipline and termination of employees in accordance with company policy
Duties/Responsibilities:
Perform O&M Management administration functions, handling a variety of actions and problems relating to assigned contract(s)
Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades, and crafts
Responsible for scheduling and completion of work
Manages and commits contract resources; monitors budgets on assigned contracts
Responsible for safety of all personnel on the job, including sub-personnel, compliance with environmental standards, and quality of work performed
Conducts training of staff, as well as safety meetings and briefings
Maintain relationship with labor union contacts and determine how to handle grievances
Research and address customer and employee complaints
Prepares customer correspondence concerning commitments, modifications, and change orders
Required Skills/Abilities:
Knowledge of OSHA safety regulations and PPE procedures
Ability to conduct accident investigations and safety inspections
Proficient written and oral communication skills according to skill requirements
Possess strong computer skills, able to read, write, and comprehend written instructional documents
Ability to function well in a high-paced and, at times stressful environment
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals
Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
Ability to apply concepts of introductory algebra and geometry
Proficient Microsoft Office productivity suite
Experience in managing large or multiple facilities
Education and Experience:
High school diploma or equivalent
At least three years related experience required
Associate Degree in Engineering or Construction Management or Business Management or a related field, Bachelor's Degree preferred
Knowledgeable and skilled in the operation, repair, and maintenance of HVAC systems, electrical, plumbing, and mechanical systems, fire systems, and security systems
Previous experience with Government Contracting
Physical Requirements:
Prolonged periods of sitting at a desk and working on a computer
Occasional periods of prolonged exposure to loud noises
Ability to lift up to 75 pounds at times
Ability to stand, walk, reach with arms and hands as necessary
Ability to hear and see to position and safety requirement levels
Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicals
Special Qualifications/Requirements:
Must be able to pass successfully, as required, a federal, state, or local government's background investigation
