King County Housing Authority is Hiring a Maintenance Coordinator Near King, WA

KCHA is currently recruiting for a seasoned Maintenance Coordinator for our South Unit Upgrade Crew working throughout King County south of Interstate 90. This incumbent will coordinate the activities of maintenance staff and outside contractors in collaboration with regional and property managers to ensure efficient operations and maintenance work completion at Authority properties. This individual will also be responsible for assisting with developing and implementing plans for our long-term upgrade program, including care of facilities and facilities needs assessments. Other duties will include assisting with the coordination of REAC inspections and follow up requirements and providing safety and maintenance training to regional and site-based employees. This position works under the general direction of the Maintenance Program Manager and will supervise a team of skilled maintenance employees and assists in training others in work approach, methods, and safety practices. The Maintenance Coordinator will:
  • Manage unit upgrades and special projects
    • Procure materials and coordinate the deliveries.
    • Develop scopes of work and cost estimates.
    • Compose bid documents; initiate task orders and work being performed.
    • Oversee permits; track work being performed and report out progress to upper management.
    • Oversee budget of labor and materials; initiate and signs off on purchase orders.
    • Develops budget timeline and budget needed; approve fleet billing, verify purchases and records data for crewmembers.
  • Direct the maintenance training program. Assists employees with annual trainings; ensures policies and procedures are adhered to. 
  • Advise managers on maintenance and support Real Estate Assessment Center's (REAC) inspections as needed.
  • Recruit and select staff; assign, direct, train, and inspect the work of staff. Reward, discipline, coach, counsel and evaluate staff performance. Recommend transfers, promotions, suspensions, terminations, and demotions. 
  • Direct and supervise staff on daily operations; ensure work completed is done to code and meets Authority standards. Schedule contractors, skilled tradesmen, and staff.
  • Coordinate with Human Resources to resolve grievances and light duty requests; reports accidents and injuries to safety committee.
Required Qualifications:
  • High School Diploma or GED AND
  • Extensive experience (more than 5 years' experience) in building trades, construction, and/or repairing and maintaining residential buildings with supervision experience OR
  • An equivalent combination of experience and education that provides the necessary knowledge, skills, and abilities to perform the essential functions of this position.
Required Knowledge, Skills, and Abilities:
  • Thorough knowledge of: 
    • Modern principles, practices, theories, and techniques of public housing and construction management.
    • Federal, State, and local laws and regulations and HUD and Authority policies and procedures pertaining to public housing and construction management.
    • Building, fire, plumbing, and electrical codes & the trades of electrical, plumbing, painting, and carpentry.
  • Advanced knowledge of building systems and layouts (plumbing, mechanical, electrical, fire suppression and irrigation). Skill in reading blueprints and technical manuals.
  • Adheres to all workplace and trade safety laws, regulations, standards, and practices; appropriate knowledge of safety and fire prevention methods in construction.
  • Demonstratable ability to:
    • Understand, interpret, explain and apply policies and procedures.
    • Plan, direct, and oversee the operations of the division and provide leadership, guide and motivate staff.
    • Communicate effectively orally and in writing.
    • Exercise sound judgment in analyzing situations and in reaching decisions quickly.
    • Use tact, discretion and courtesy in dealing with tenants and others.
    • Plan, organize, direct, and evaluate the work of subordinate employees.
    • Analyze and respond to complex issues, inquiries or complaints from landlords, tenants, regulatory agencies, or members of the business community.
    • Establish and maintain effective working relationships with associates, business and community leaders, elected officials, HUD representatives, regulatory agency administrators, vendors, and the general public.
  • Understanding of and sympathy with social, economic, health and emotional needs of families of low income.
  • Proficiency using MS Office applications including Word, Excel, Outlook, and the internet.
Special Requirements:
  • Consent to and pass required assessments.
  • Consent to and pass a driver's and criminal records background check.
  • Asbestos Operations Training within 30 days with annual refresher course.
  • Must possess a valid driver's license to regularly travel between work sites. Must have an acceptable driving record at time of appointment and throughout employment.

Salary & Benefits:The salary range for this position is $83,644.00 - $102,463.00 annually dependent on qualifications and professional experience. The full salary schedule is $83,644.00 - $121,283.25 annually.
